Accolade Industrial Fund continues its plan to increase the stability and profitability of its portfolio of modern and environmentally friendly industrial halls. The two billion CZK transaction with Česká spořitelna proves that it is the business premises of the 21st century that are now considered by major financial institutions to be the most attractive segment of commercial buildings. At the same time, the fund responds to the ever-increasing demand from qualified investors and opens a distribution network for the Czech Republic in neighboring Slovakia, with Slovenská sporiteľňa.
“This year, modern halls have confirmed the crucial importance in the life of each of us and thanks to the logistics boom and e-commerce has also fully demonstrated its investment potential. Today, they are the most valuable asset in the commercial real estate segment and play a key role in the strategy of the world’s largest funds. We continue the trend of gradual refinancing of our entire portfolio. These steps bring greater stability to the fund and, in the long run, also have a positive effect on its performance. Thanks to the trust of major banking institutions such as Česká spořitelna and Slovenská sporiteľňa, we can now offer Slovak investors the opportunity to invest in the sustainable future of European business, ”says Milan Kratina, Chairman of the Board and co-founder of Accolade Industrial Fund.
“By refinancing another part of the portfolio with one loan from one partner, we continue with the set strategy for the development of our business. It is a complex and time-consuming process, but it brings significant benefits. The management of financing and related reporting will be significantly simplified for us. Financial indicators will be assessed on the basis of the entire portfolio instead of separate properties, and the structure of our financing thus becomes even more resilient to the external environment. We are very pleased with the long-term cooperation with Česká spořitelna, which has reaffirmed the trust placed in our Fund earlier with this refinancing, ”adds Zdeněk Šoustal, Member of the Board of Directors and co-founder of Accolade Industrial Fund.
Refinancing concerns four Czech parks. Specifically, these are Cheb Jih, Ostrov u Stříbra, Přeštice and Týniště nad Orlicí. Modern premises with a total area of 200,000 m2 are used by tenants KION, ASSA ABLOY, real digital, IAC, LEONI, IDEAL and ALPHA Corporation.
“For Česká spořitelna, the priority is to finance projects that strengthen the prosperity and competitiveness of our economy. The importance of industrial parks is growing and will continue to grow with regard to changing conditions in the areas of production, retail and e-commerce in connection with the effects of the Covid-19 pandemic. In addition, cooperation with the Accolade fund guarantees a friendly approach to the environment, which is essential for the savings bank, ”says Martina Jůzová, real estate manager of Česká spořitelna.
“I am very pleased that clients of ERSTE Privatebanking – Česká Spořitelna’s private banking, will also be able to take advantage of investments in industrial real estate, which is successfully managed and managed by the Accolade Industrial Fund. I am convinced that cooperation with Accolade Industrial Fund will contribute to a greater diversity of our clients’ investment portfolios and enable ERSTE Privatebanking clients to participate in the growth of the industrial real estate market under professional and experienced supervision of Accolade, “adds Michal Orlovský, Director of Este Privatebanking at Slovenská sporiteľňa.
