Investor group Accolade is building a giant hall for a multinational textile retailer near Cheb. According to a company statement, it will be the largest industrial hall in the Czech Republic. It would cost CZK 3.4 billion and the company will finance it with a loan. It is scheduled for completion and handover in 2025 and will create nearly 2,000 new jobs, the company announced.
Accolade did not specify the tenant of the hall, but it is expect to be the Swedish clothing company H&M. The leasable area will exceed 200,000 sqm. According to the company’s management, the planned project should be significant not only in terms of its size, but also in terms of its environmental approach and modern technologies. The building’s height of 22.4 metres will save built-up area and the hall will also take full advantage of robotics and automation, making it much easier for employees to distribute goods.
Accolade has signed a loan agreement with Česká spořitelna and Československá obchodní banka for the construction of the hall for EUR 140 million, or approximately CZK 3.4 billion. The amount is among the record loans granted for the construction of a single industrial property, the company said.
“This record-breaking project will certainly be surpassed in many respects by our distribution centre in Kojetin for Amazon, which is currently the most modern robotic facility of its type in the Czech Republic. This is also confirmed by the loan amount, which surpassed it by several million euros, even though it was the largest loan ever granted for a single industrial rental property in the CEE region,” said Accolade’s CFO Tomáš Procházka.
The project will aim to achieve the highest rating under the BREEAM New Construction green certification. It emphasises the reduction of potable water consumption or measures that will reduce the tenant’s operating costs. Employee transportation is expected to be low-emission, and the green space in the project will be more than 40,000 square meters.
