More than 30,000 sqm is expected to be added to Katowice’s office stock by the end of the year, according to Cresa. The city’s office stock increased by 9 percent y-o-y to almost 520,000 sqm at the end of the first quarter. Office take-up amounted to 12,100 sqm in Q1, accounting for 30 percent of the annual average between 2013 and 2018 and comprising of only new leases. The largest transactions included: Perform Group taking 6,400 sqm at Face2Face Business Campus, Capgemini’s 2,200 sqm at Brema, Medicover’s 1,400 sqm at Face2Face Business Campus and STS’s 1,400 sqm owner-occupier lease at Atal I. The city’s vacancy rate stood at 8.8 percent, down 3.3 percent y-o-y. Monthly rents in Katowice average €13.50 to €14.50 per sqm in upper-class buildings and € 9 to €12 sqm in lower-class buildings, according to Cresa.
