The world centers of large urban agglomerations are experiencing an architectural boom and urban transformation. Not only the areas boasting a great location are changing, but also the entire city panoramas. This is so not only because of office towers, but also residential towers, which are a response to the growing need to live at the right address – in the heart of a metropolitan organism.
The construction of high-rise buildings in city centers is a global trend and applies to both multifunctional (office, retail and service) and residential towers. The analysis of the Council on Tall Buildings and Urban Habitat (CTBUH) shows that this trend has been visible since 2010. With the strong demand for housing combined with the scarcity of land in city centers and their high prices, city authorities and developers are increasingly “looking up”.
For example, only in Boston 55 percent. The residential buildings completed in the last decade have more than 12 floors. There are currently 30 such projects under construction in Germany. On the other hand, in Poland, residential skyscrapers are still a very rare undertaking, which makes living in them even more prestigious.
The image of the tower – the image of the city
The shrinking factor affects the growing interest in modern residential towers the availability of building plots every year. Development companies carefully search attractive locations to find free and attractive land for future residents and investors. An interesting example of extracting a perfectly located plot from the urban tissue is Towarowa Towers – a residential investment by Asbud in Warsaw’s Wola district, located in the prestigious area of Rondo Daszyńskiego, near the second metro line and the very center of the capital. Towarowa Towers is one of the examples of development investments with a city-forming character.
Designs of towers combining many functions (residential, recreational, service and business) or complementing the existing urban fabric, fit in the global trend of metropolitan architecture. Visually attractive, soaring skyscrapers appear on the maps of many world, European and Polish cities. Their principals, designers and contractors attach great importance to the effect of uniqueness and uniqueness of the implementation. They not only use the latest solutions and materials, but also make every effort to ensure that residential towers catch people’s eyes. At this point, you can recall, for example, New York by Gehry, which has been covered with steel panels, thanks to which the silvery metal is a recognizable sign of the building, or Milan’s Bosco Verticale (Italian: Vertical Forest), where adults grow on every balcony, terrace and roof, large trees.
The comfort of city life
Towers of Asbud is the first investment of this type in Warsaw after several years of break since the construction of Złota 44 and the Cosmopolitan building. The developer focused on modern and solutions rarely found in skyscrapers: openable windows and balconies or loggias in most apartments. At night, the minimalist façade of the towers will be distinguished by decorative illumination. A terrace with an impressive area of approximately 900 sqm has been planned for the residents.
– “The qualities of unique residential towers situated in an attractive urban space are appreciated by both investors looking for safe and profitable investments, as well as people looking for an apartment for themselves, including families. Apartment in high-rise buildings, it is a symbol of prestige and, moreover, it is associated with many benefits that do not provide real estate in the suburbs,” says Raied Tanous, CEO of Asbud Group.
Access to public transport, numerous bicycle paths, the proximity of kindergartens, schools, offices, parks, places to spend free time or workplaces are important for people who value time and comfort. In the case of Towarowa Towers, future residents, apart from comfortably finished turnkey apartments, receive a representative lobby with reception, well-equipped fitness clubs, terrace with a relaxation area, lounge,
4-level underground garage.
The growing popularity of living in high-rise buildings means that a significant percentage of premises disappear from the offer of developers who are building them already at the pre-sale stage. Compared to the prices of other premium real estate properties, living with your head in the clouds may turn out to be a pragmatic, rational and no less well-grounded decision than residential towers embedded in the ground.
