Aeroplex opens new plant in HelloParks Maglód megapark

31 October 2023

A long-term lease agreement has been signed between industrial property developer HelloParks and the region’s largest independent aviation maintenance company, Aeroplex Central Europe Ltd. The airport service provider will lease nearly 8,000 sqm of warehouse and office space in Hall MG3 of HelloParks Maglód Industrial Park, located in the immediate vicinity of Ferenc Liszt International Airport of the Hungarian capital, from spring 2024.

Aeroplex Central Europe Ltd. is expanding its airport operations with a maintenance facility equipped with a special machinery with complex design. The company rents approximately 8,000 sqm of space in the MG3 hall built in the second phase of HelloParks Maglód. As one of the significant European players in the aircraft maintenance market, located just a few kilometres from Ferenc Liszt International Airport, they will carry out various tasks, including aircraft wheel and brake assembly, engine component repair, and composite structure repairs. The new tenant will take possession of the facility in the spring of 2024, which is located in the 45,000 sqm warehouse handed over earlier this year. The financing for the development of the plant area is being done in collaboration with HelloParks’ commercial banking partner.

“An important aspect of the large-scale expansion of our equipment repair business was the high level of technical support, which is essential due to our precise aerospace processes. After a long search, we chose a location close to the airport, which proved to be ideal. HelloParks has been a reliable partner from the very beginning in providing technological support for our plans, being highly flexible in dealing with our needs and always offering the right solution,” said Henter Gréte, Director of Facilities Management at Aeroplex.

“We concluded a long and tailored consultation process with our partner. From the very beginning, our goal was to serve our business partner by fully capitalizing our project’s advantages and our own development capabilities. We are particularly pleased that a major player in the aviation industry in the airport sector has chosen our nearby megapark for the long term,” said András Bodahelyi, Senior Business Development Manager at HelloParks.

The HelloParks warehouses completed this year and currently under construction, like MG3, are all built to the highest criteria of the BREEAM sustainability standard’s New Construction category to achieve Outstanding rating and are EU Taxonomy aligned. In the MG3 warehouse, the company’s proprietary mobile app provides tenants with helpful information linked to the warehouses’ intelligent building automation and monitoring system. The app provides remote access to the rented areas’ technical data, monitors utility consumption, and adjusts heating, ventilation and lighting settings. In addition, the offices in the building will be able to operate with zero primary energy consumption thanks to solar panels being installed on the roof. Even rainwater falling on the hall’s roof will be used to irrigate the green area around the building. Smart-ready lights will light common areas, and electric car chargers will be available in the warehouse car park. This will allow the airport operator to start operations in modern and sustainable conditions.

HelloParks, an industrial real estate developer, member of the Futureal Group, has so far delivered a total of 264,000 sqm of industrial space in three locations, in Fót, Maglód and Páty. This year, the company has started construction on a fourth site, a 60,000 sqm warehouse in Alsónémedi, which is due to be completed in the first half of 2024. Also under construction is a 42,000-sqm industrial facility in Páty, which is also expected to be ready for occupation by tenants in the first half of next year.
