AFI City 1 office building reaches full occupancy with new tenants

7 March 2024

The mosaic of tenants in the Vysočany tower building AFI City 1 is now complete. The new additions include, among others, Hegelmann Transporte, a major player in the logistics field, which plans to relocate its domestic headquarters here, and Delirest, a self-service restaurant operator. In addition, as Škoda Auto has exercised its option to expand its existing premises, AFI City 1 is now 100% occupied. Other tenants include interior design and joinery solutions specialist Nüssli (CZ) and French pharmaceutical company Pierre Fabre.

“Putting together the mix of tenants we have at AFI City 1 has been a challenging but exciting process. The opportunity to establish cooperation with such important partners allowed us to strengthen the prestige and diversity of our office centres in the metropolis. We are looking forward to the coming months, during which work on the fit-outs will take place on a bespoke basis, and we firmly believe that the new offices will become an inspiring and efficient workspace for our tenants,” comments Kateřina Holická, Asset Manager at AFI Europe.

The Hegelmann Group is a family-owned business from Bruchsal, Germany, with a focus on complex logistics. Since its founding in 1998, it has gradually grown into a global company operating across Europe, North America, Asia and Africa. Specifically, Hegelmann Transporte specialises directly in the Central European market. In Vysočany, it will occupy a total of 1,867 m2 of office space on two different floors.

The largest domestic car manufacturer Škoda Auto has progressively contracted nine floors in AFI City 1 from 2022. These are used by IT specialists, the non-profit educational institute 42 Prague or the software company Digiteq. Škoda Auto employees can also try out the new trend of coworking in these spaces, which brings better synergy and cooperation between employees for the carmaker.

The AFI City 1 office building is part of the newly emerging multifunctional district on the Vysočany brownfield near the Kolbenova metro station. The BREEAM Excellent certified building is 75 metres high and hides 17,300 sqm of modern offices behind a distinctive façade with an atypical grid. These are complemented by retail space, an underground car park with a capacity of 300 spaces and a bicycle storage facility including facilities for cyclists.

In addition to offices, the revitalisation of the 15-hectare site, led by developer AFI Europe, also includes apartment buildings with flats for rent, 470 completed and sold apartments for private ownership, retail units and an extensive 7,500 sqm park with plenty of greenery, a cycle path and leisure facilities.
