The 2nd and 3rd phases of the Budapest ONE office building, developed in ÅrmezÅ, Budapest the largest multimodal transport hub in Hungary, have already obtained the occupancy permit. Vodafone, among others, has chosen Futureal’s energy-efficient office building equipped with people-centric technologies as its new office centre, while BT’s regional service centre has already moved into the premises.
The Budapest ONE office building has reached the final phase of construction. Following the completion of the first 25,000 sqm phase in early 2020, all works related to the second and third phases, which are being developed in parallel, will be completed soon. These last two projects will provide 40,000 sqm of office space and nearly 3,500 sqm of retail and service space, topped off by a green area of nearly 2,500 sqm. The occupancy rate of the two latest phases has already exceeded 70 percent. Due to the successful mix of the excellent location, the unique architectural concept and the wide range of available services, several large companies have chosen Budapest ONE. The newly built parts of Budapest ONE will house Vodafone’s new office centre, and BT’s regional service centre has also moved in the building.
Located at the intersection of the Kelenfƶld railway station, metro line 4 and the M1-M7 motorways, Budapest ONE will add a total of 65,000 sqm of leasable space to the Budapest office market. The complex is easily accessible from the city centre, the agglomeration and other large towns in the countryside via the transport hub. In addition to the numerous shops and services at the ground level of Budapest ONE, the Etele Plaza shopping and entertainment centre also developed by Futureal is within walking distance for the office employees.
“In addition to location, accessibility and a people-centred environment, energy efficiency has emerged as one of the most important factors in the decision to choose an office. Futureal has always developed its buildings to the highest sustainability standards, often as an industry pioneer. Thanks to these efforts, we are able to offer attractive options even for particularly energy cost-sensitive major tenants,” emphasised Tibor TatĆ”r, CEO of Futureal Development.
In line with BREEAM sustainability certification requirements, the Budapest ONE office building has been equipped as standard with intelligent building management systems to ensure optimal operation of mechanical and electrical equipment, as well as low-carbon and energy-efficient heating and cooling technologies. The office complex was one of the first in Hungary to be pre-certified by the international WELL Building Platinum, which recognises aspects that have a positive impact on the health and well-being of employees during the design phase of buildings. In response to market needs, Futureal has launched its Stay Safe initiative. Under the program the company has introduced new health protection regulations and technical solutions during the development of Budapest ONE. At the top of the office complex there will be a nearly 500-meter panoramic running track. In the underground garage, charging stations are available for electric cars, e-bicycles and e-scooters.
