ENNA – The Work-Life-Building an innovative office concept that focuses on the needs of future users. All tenants will have access to a fitness area, a tenant lounge, a conference zone, an auditorium and a fun zone.
Art-Invest Real Estate will extensively remodel and modernize the office building at Erdberger Ländle 40 in Vienna’s third district starting in 2024.
As part of its sustainability strategy, Art-Invest Real Estate made a conscious decision not to demolish the 4-part office building with one basement and six upper floors, which was built in 1984, but to revitalize it. The Graz-based firm Hohensinn Architekten was commissioned with the architectural concept. The aim is to achieve ÖGNI Gold certification.
During the development of the concept ENNA – The Work-Life-Building (www.enna.at) the needs of the future users were put in the center. Based on a market research study, those criteria were identified that an office building must fulfill so that people again enjoy working in the office and work together as productively as possible. ENNA is therefore pursuing a sustainable and innovative value concept that places people at the center of all aspects.
In future, the main access to the building will be via the adjacent Leonie Rysanek Park with a representative entrance area. After repositioning, the first floor, which was previously used exclusively for parking and storage purposes, will be available to all tenants with a wide variety of uses such as a tenant lounge, a co-working and conferencing zone, a fun zone, an auditorium and a fitness area. The fun zone is a community room that will be equipped with table tennis and table soccer tables, among other things. At present, tenants’ wishes can still be taken into account with regard to the furnishings. In addition, office tenants will have access to three showrooms on the first floor, each with approx. 400 m². Towards the Leonie Rysanek Park, two gastronomy units complete the diverse offer.
The facade of the office building is also being extensively modernized. The existing metal cassette facade will be thermally renovated and redesigned in terms of color. The façade will be extended to include a metallic lattice structure and balcony zones, which will support plant troughs and form the basis for the planned façade greening. The sustainable façade concept is rounded off with a new two-story mullion and transom façade as well as metal louvers.
In line with the urban development model “Waterfront Erdberger Lände”, the property site at Erdberger Lände has developed over the last decade into a multifunctional urban quarter with 850 apartments as well as office and commercial space for up to 1,500 employees. Art-Invest Real Estate has already acquired 390 apartments of the residential quarter “IU – idyllic-urban” in the direct neighborhood in 2018 and is also the owner of the Leonie Rysanek Park. There, Art-Invest Real Estate has implemented a varied art concept together with several artists in recent years.
ENNA – The work-life building has excellent connections to the public transport network. The U3 stop Kardinal-Nagl-Platz is within walking distance. The building is also optimally accessible by bicycle. A bicycle room with showers is available to all cyclists on the first floor. The proximity to the Danube Canal and the Prater and the local supply with stores, pubs, schools and kindergartens guarantee urban quality of life with idyllic flair. Directly opposite is a basketball court and a soccer field of the city of Vienna. The Danube Canal invites you to go for a walk or a run during your lunch break.
ENNA – The work-life building will offer approx. 25,000 m² of modern office space with sufficient parking spaces on a site area of 8,400 m². Future tenants will be able to rent up to 4,800 m² on each floor. However, smaller rental units starting at approx. 350 m² are also available. During the development of the redevelopment concept, care was taken to ensure that the office units have exclusive useable roof terrace areas – another special feature of the office space.

Art-Invest Real Estate plans to start the conversion and refurbishment work in 2024. The construction work will take approximately 18 months.
