ATAL has introduced 498 flats and retail units in buildings A and B in the second stage of Katowice’s ATAL Sky+ project, developed in the heart of the city. Its dominant feature will be the 36-storey building A. It will have the same number of floors as another ATAL skyscraper in Katowice, which is being built on Olimpijska Street, but it will be a few metres shorter. Soon, the developer will supplement the offer of the second stage with 248 investment flats in building C. C. The flats cost between PLN 8,200 and PLN 15,300 per square metre, making the new offer attractive to different groups of buyers, including potential beneficiaries of the ‘2% safe loan’ pro-gramme.
We are consistently implementing our investment plans this year. The implementation of the next stage of the ATAL Sky+ pro-ject is a confirmation of this. We see a strong market recovery and increasingly better prospects for the coming months, which should translate positively into sales results. The ATAL Sky+ project is intended to be multifunctional, with investment flats being an important complementary element. We have planned them in building C, and we will soon provide more information on this subject. This mix of offerings responds well to current market demand. This mix of offerings responds well to current market demand, as it attracts the interest of both customers looking for their own ‘M’, as well as investors and entrepreneurs. Both the former and the latter are motivated to make purchases by the still high inflation rate, the steady growth of real estate prices and the fear of lower supply of flats and flats in the following months,” says Angelika Kliś, a member of ATAL’s management board.
In addition to the aforementioned hotel flats, the second phase of the ATAL SKY+ development consists of two buildings: 36-storey and 15-storey. They will contain 498 flats of different sizes (38-178 sq.m.) and layouts (from 1 to 5 rooms). The offer will be complemented by 18 commercial premises.
The dominant multi-family building A, with 36 floors above ground, will emphasise the uniqueness of the entire investment. Next to the ATAL Olimpijska building, it will be one of the tallest residential buildings in Silesia. The slender tower, consisting of three modules, will also become one of the highest points in Katowice, rising to a height of approx. 410 m above sea level.
Residential buildings D, E and F with 316 modern apartments are being built in the first part of the project, which is already under construction. The facades of the buildings will be maintained in a similar aesthetic, although each will have its own distinctive elements. The flats in all buildings up to 15 storeys will have loggias, and those above 15 storeys will have additional usable space.
Residents of the ATAL SKY+ estate will be able to use numerous service premises, shops, restaurants and cafes.
and cafes. It is a perfect place to live for comfort-minded young people, families with children, as well as those looking for a quiet and safe location in the city centre.
The leisure and service area will be located on two storeys. This space will inspire action. The atmospheric gardens on the ground floor will be vibrant in the summer season, becoming a place for relaxation and even “under the cloud” cinema screenings. Small architectural amenities in the courtyard, such as benches and deckchairs, will enable residents to relax outdoors.
The development will feature a huge, modern playground with educational toys and sensory paths. Arranged with a child’s imagination, the zones for the youngest children will appeal to a variety of senses. The space will be divided into areas with equipment suitable for different age groups and relaxation areas for adults. There will be relaxation areas such as a yoga area, an open-air cinema, neighbourhood zones with libraries, neighbourhood gardens, a nature observatory and insect hotels.
Parking spaces, storerooms and bicycle boxes will be located on the underground levels. A system of “green roofs” has been designed on the roofs of the buildings to drain rainwater, which will make ATAL SKY+ an ecological place to live in the centre of Katowice. Care has also been taken with the estate’s infrastructure to ensure that it meets the needs of the disabled and families with children.
ATAL SKY+ will be one of the most attractive places to live in Katowice. The estate is located at Aleja Wojciecha Korfantego, right next to the Słoneczna Tram Loop. Numerous bus and tram stops, bicycle stations, playgrounds and green areas are nearby. It is only a 15-minute walk from Spodek and the International Congress Centre, and the Silesian Museum and the National Polish Radio Symphony Orchestra are also located nearby. Residents will be able to spend time actively near their estate, e.g. in the Bogucki Park or make use of the numerous services, shops, restaurants and cafes. The outdoor areas in the ATAL SKY+ development alone cover an area of approx. 1.5 ha.
