VanTrust Real Estate has selected Toronto-based Avison Young to lease a speculative office park in the Nocatee community located in northern St. Johns County. VanTrust has announced plans to develop 675,000 sqf of speculative Class A office space in the master-planned community. VanTrust bought the 72 acre site in January of this year for $4.5 million. The the first phase, a 120,000 sqf, four-story building, is currently in the planning stages.
“In line with the continued growth of the residential base of Nocatee, the third best-selling master-planned community in the U.S., and the steady uptick of the economic climate in Jacksonville, demand for space that meets the criteria of businesses for design standards and efficient floor plans is outpacing supply,” said Ross Carrier, Avison Young. “The new construction will provide a unique office experience to the community, cater to the decision-makers that reside within Nocatee, and draw additional high-end users seeking out market presence to this location.”
