Becken, a specialist for the development, revitalisation, asset and investment management of commercial and residential real estate, recently celebrated the foundation stone laying ceremony of its “Fabrik Office” development in Munich. NanoTemper Technologies GmbH, the market leader in biophysical analysis equipment, just became the first tenant of the building as it secured one third of the lettable area. The lease agreement for the company’s new global headquarters of about 7,000 square metres was concluded for a 16-year term. In September 2021, the Becken Group and HanseMerkur Grundvermögen AG (“HMG”) set up a joint venture in order to develop this office building together. Becken’s responsibility is the operational development as well as the letting and marketing of the “Fabrik Office” property. HanseMerkur Grundvermögen AG is financing the project via two of its investment funds, one being Finanzierungsfonds II (mezzanine loan) and the other Beteiligungsfonds I. The multi-tenant office property with a total lettable area of about 21,000 square metres is under development by Becken in the Obersendling district of Munich.
The incoming tenant’s current domicile at Flössergasse 4 is next door from the “Fabrik Office” site at the corner of Steinerstrasse 11 and Tölzer Strasse, where NanoTemper Technologies intends to move into significantly larger quarters. It will occupy about 3,000 square metres of lettable area at “Fabrik Office,” more than twice the size of its previous premises. Established in 2008, the company develops, manufactures, and distributes optical measuring devices that are used to develop new vaccines, among other purposes. “It fills us with pride to be able to contribute to the containment of pandemics,” said Duhr.
NanoTemper Technologies GmbH will set up its global headquarters on the ground floor and the first two of the upper floors of the seven-storey “Fabrik Office” building. The lease agreement also includes the use of 40 underground parking spots, 20 of which are equipped with electric vehicle charging points. The tenant plans to move in with about 140 employees directly after the completion of the “Fabrik Office” in early 2024.
NanoTemper Technologies GmbH received legal counsel from the law firm of Contrivar Rechtsanwalts GmbH. The law firm of Walch Rittberg Nagel Rechtsanwälte was retained to advise the landlord on legal aspects.
