Bratislava office stock grows to 1.84 million sqm

Bratislava’s stock of grade A and B office space stood at 1.84 million square meters at the end of 2019, according to a newly published study by Colliers International. The company writes that 62 percent of the space is classified as grade A while the remainder is grade B. A total of 72 percent of this is roughly evenly divided between the 1st and 2nd districts, which is also where most of the new development schemes are being planned. New deliveries will continue to boost the total space available as 16 projects totaling 276,000 sqm are currently under construction. These new projects will spark competition between newer and older schemes, not least because just 30 percent of the total stock have been certified by the LEED or BREEAM environmental regimes. “In Q4 2019 total take up for Bratislava equaled to around 62,000 sqm, demonstrating a slight 2% year-on year increase,” writes Colliers. “Most of the transactions involved renewals (57%), followed by new occupations (29%), pre-leases (12%) and lease-expansions (2%).”
