Just one new office building was added to the market in Bratislava in the fourth quarter of 2014, Business Garden Štefániková, a refurbishment of a 5,100 sqm building in the center of town. The slow pace of new development has helped reduce vacancy levels, according to the Bratislava Research Forum. It found that while 13.11 percent of the city’s office stock was sitting empty at the beginning of the year’s final three months, just 11.24 percent was by New Year’s eve. In all, writes the BRF, Bratislava offers 1.54 million sqm of office space, 60 percent of which is classified at A-class. The grouping, which is made up of Cushman and Wakefield, CBRE, Colliers International and JLL, revealed that 20 buildings in the city with 227,000 sqm (15 percent of the total) have achieved green certifications. Total lease transactions in Q4 2014 fell 36 percent q-o-q to 46,000 sqm, but the result was a full 73 percent better than Q4 2013. One of the nine deals completed were for more than 10,000 sqm.
