Bratislava’s office sector sees vacancy slip below 12%

Bratislava’s research forum has reported that while no new office completions that would add new space to the city’s stock of modern administrative space, a good deal of construction is currently underway. Twin City’s completion, it writes, will bring 16,000 sqm of new space to the market by the end of the year. Turning to lease deals, the group of agencies making up the research forum (Cushman & Wakefield, CBRE, Colliers International and JLL) reports that 43,000 sqm of deals took place in the second quarter of 2015, a rise of percent compared to Q1, but 42 percent down from a year ago. The biggest deal in Q2 was the 6,000 sqm Panon office prelease. The combination of no new supply and deals brought vacancy below 12 percent. The agencies note that 15 percent of the city’s total volume of office space (located in 20 buildings) has been certified under one of the environmental rating systems.
