More office space will be completed in Brno this year than in Prague for the first time ever. Pragueās total is expected to reach a mere 30,000 sqm, but five developers in Brno will be competing to lease 51,550 sqm of new office space. It would mark the highest volume since 2007 in the city, according to Cushman & Wakefield, which notes that thereās strong demand at the moment in Brno from IT companies. āNearly all the prime projects in Brno are almost fully leased. Companies are thriving in the city and are not afraid of recruiting more employees and expanding their premises…At the same time, pre-leases for new projects work excellently,ā says LukĆ”Å” NetolickĆ½, a Cushman & Wakefield specialist for the Brno market.
The 2016 pipeline includes the Campus Science Park C (12,750 sqm), T Dorn (7,100 sqm), and the second office building as part of the Ponavka project (8,000 sqm), developed by CTP. The Slatina complex will add a 15,200 sqm new building this year, while the Smetanova 35 (8,500 sqm) office refurbishment is also expected to complete.
