Cabins and Cottages have risen in price by 20%, in Prague they cost an average of CZK 60,000 sqm

The prices of real estate intended for recreation increased by about 20 percent during the year. The most expensive are in Prague, where small cabin and cottages were sold for an average of more than 60,000 crowns per square meter this June. This follows from the analysis of the Sreality.cz Price Compass. According to a Raiffeisenbank survey, about 15 percent of Czechs own a vacation property. In the metropolis, these are often plots and buildings in gardening colonies, such as in Hloubětín, or recreational properties on the outskirts of the city.

In Prague, according to the portal, the highest prices are also due to a very limited offer. The most expensive regions also include Středočeský (52 thousand per m2), South Moravia and Liberecký (both 48.5 thousand per m2). “On the contrary, the cheapest way to buy a small cabin or cottage in very good condition is in Vysočina or in the Karlovy Vary region,” said Hana Kontriš, manager of the Sreality.cz advertising services team. She added that the prices always reflect the parameters of the specific offer, for example the size of the plot.

The Karlovy Vary region is an exception and there is a slight drop in prices. Since December 2021, recreational properties have become cheaper in it by 11 percent, and a square meter here now costs 33,000 crowns.

The offer of small cabins and cottages on the Sreality.cz portal is increasing after more than a year. In a year-on-year comparison, almost 30 percent more advertisements appeared on the portal this year. Offers for the sale of cottages are on average approximately 70 percent more than offers for cottages. Cottages are also more expensive, their median asking price in the country is 42,000 per square meter, while cottages are 32,000 crowns.

The popularity of cottages and cottages is confirmed by a Raiffeisenbank survey, according to which 15 percent of people own a cottage or cottage. Almost half (49 percent) inherited the property and another third (32 percent) bought it. Seven percent of the cottagers then built the holiday property themselves.

According to the bank, the owners of small cabin and cottages are more often people with incomes above 40,000 crowns and from large cities with more than 100,000 inhabitants, in both cases it is 20 percent of the respondents. “In recent years, cottages and cottages have been perceived not only as a place to rest, but as part of the lockdowns they have also become for many people a place from which they work from home office. They are also becoming a popular and stable investment in which Czechs put their savings,” said the press Raiffeisenbank spokeswoman Tereza Kaiseršotová.

The majority of Czechs use small cabin and cottages to relax (87 percent) and to meet family and friends (55 percent). About half of the respondents (53 percent) have small cabin and cottages associated with gardening, a third with tinkering, creating, small jobs and improving recreational housing and its surroundings. Three percent of owners own it for rental purposes.
