Cavatina announces unique new office project in Katowice

Following the success of the Global Office Park in Katowice, which was commissioned in 2022 and already has a lease rate of more than 90%, Cavatina Holding is launching another building. Located in the center of Katowice, the development offers nearly 48,000 sqm of office space, more than 1,000 sqm of green terraces, attractive outdoor areas and engaging social spaces. Construction of the building has already begun.

For years, Cavatina Holding has been consistently implementing ambitious business plans by commissioning more office buildings and succeeding in their commercialization. This is reflected in the successful acquisition of financing from diversified sources and the interest of international investors in completed projects. This year alone, Cavatina has finalized the sale of three buildings for more than €139 million. Katowice is one of seven markets in which Cavatina Group operates with a primary focus on city-generating mixed-use projects.
Out of respect for Grudmann’s heritage

The name of the development is not coincidental and refers not only to its location on Grundmann Street, but also to the legacy of a famous Katowice resident who contributed to the city’s development and industrial transformation. Cavatina aims to revitalize the Downtown area and build a modern, sustainable project that will bring real value to both tenants and the local community.

Grundmanna Office Park is located in the central part of Katowice, near numerous streetcar and bus stops and a short distance from the A1 and A4 highways, as well as the S86 expressway, making it well connected to such points on the city map as the airport and the main railway station. A new high-speed streetcar line is also under construction alongside the Grundmann site.

The complex, which offers 48,000 sqm of office space, will consist of two 7-story buildings connected by a green patio, more than a thousand surface and underground parking spaces, green infrastructure and numerous amenities for tenants. The buildings are designed with flexible co-working spaces of a higher standard. The first floors will feature retail and service establishments, enhancing the comfort of users’ daily life, including restaurants, cafes, laundry, hairdresser, florist and parcel machine.

“In designing Grundmann Office Park, we wanted to create a socially engaging place that stimulates creativity and encourages development. We wanted it to be a vibrant development, even outside of tenants’ working hours, whose infrastructure would complement the surrounding urban fabric. We have included numerous amenities in the design, such as bicycle parking with servicing and cleaning stations, charging stations for electric cars, and attractive green areas for user integration and relaxation,” says Piotr Jasinski, Director of Investment Design Department, Cavatina Holding S.A.

Tenants of the buildings on Grundmann Street will have at their disposal more than 1,000 sqm of green terraces and a patio with a boules pitch, bicycle and jogging paths. At the back of the development, on the banks of the Rawa River, there will be an extensive outdoor relaxation area with greenery and small architecture.

The development will be complemented by technological solutions to support users’ comfort. Using a dedicated application, they will be able to, among other things, remotely manage the office, parking spaces, conference rooms, conduct a virtual reception and communicate with each other.

In line with its philosophy of working for sustainable urban development and creating a healthy, friendly work environment, the developer plans to fulfill the requirements for certification in the systems: BREAAM and WELL Health-Safety Rating. These certifications make it easier for tenants to recognize how well an investment fits in with their ESG policy goals.
