CBRE: Land prices in Prague’s top office locations on the rise

Land prices for office projects in Prague 5-Smíchov have increased over the last five years, according to recent data published by CBRE. While they ranged between CZK 6,000 and CZK 8,000/sqm in 2010, they are now between CZK 10,000 and CZK 14,000/sqm, writes CBRE. Following Smíchov, the most expensive office plots in Prague are in Pankrác and Karlín.

Residential prices, meanwhile, increased the most in Prague 5-Nové Butovice. In 2010, they ranged from CZK 4,000 to CZK 5,000/sqm. Today, they range between CZK 6,000 and CZK 9,000/sqm. In Prague 8, prices ranged from CZK 5,000 and CZK 8,000/sqm in 2010. They have since grown, ranging from CZK 9,000 to CZK 13,000/sqm in 2015. Ostrava is the only region in the Czech Republic where industrial land price have stagnated. In Prague, Brno and Plzen prices of industrial land have grown by up to 24 percent. Retail land prices, on the other hand, have fallen over the last five years.
