Census data affect the volume and distribution of construction work in the Czech Republic

4 February 2021

This spring, after 10 years, not only a census will take place, but also houses and flats. Based on this information, it is possible to estimate where more construction will take place in the coming years, or where, on the contrary, housing construction is the youngest. Census data are used by both construction companies and developers. They help them decide if, where and what type of construction to start.

“The results of the census are also the basis during the preparation of housing development programs, infrastructure development plans or service network planning. It serves as an information source not only for public administration, but also for commercial entities for the analysis of their business plans, “says Marek Rojíček, Chairman of the Czech Statistical Office.

A good example of their use can be the process of deciding on the location of an industrial zone. It is important to know how many people live in the area, what their age and educational structure is, what employment is in specific sectors of the economy, what sectors are concentrated in the area and where people employed in certain professions go to work. “Demographic data in the locations where we build our industrial parks are important to us also because they are of interest to our tenants. They need to know whether they will find qualified staff at the place where they open the operation, or what the usual distances are in the region. The data obtained during the census are therefore a suitable source, “says Daniel Kubizňák, Head of Development at P3 Logistic Parks.

The construction and reconstruction of houses and flats can be easily planned thanks to the census
Thanks to data from the last census, we know that in 2011 there were over 2.158 million houses in the Czech Republic with more than 4.757 million flats. Since then, another almost 290,000 new flats have been built.
From the point of view of companies that deal with housing construction or reconstruction, it is interesting to know the age of the housing stock or the material of the load-bearing walls. The absolute predominance of houses in our country (89%) is built of stone, blocks, bricks or their combination. Most unfired brick houses were built a hundred years ago, the panel began to be used in the post-war period, but most in the 70s and 90s of the last century. At the turn of the millennium, wooden buildings came to the fore.

The oldest houses are inhabited by residents of the Karlovy Vary region, and the average age of apartment and family houses there was close to 60 years, according to the results of the 2011 census. If we look only at apartment buildings, they were even older in Prague, apartment buildings in the Liberec region were comparable, and apartment buildings in the Hradec Králové and Ústí nad Labem regions were only slightly younger. At the same time, we can also find there, on average, the oldest family houses in the country, even for more than 60 years without major reconstruction.

Manufacturers or lift repairers can also add census data to their business plan. During the census in 2011, the equipment of houses with a lift was determined. Ten years ago, there were almost 114,000 apartment buildings with four or more floors above ground. More than two-fifths of them had an elevator.

The aim of the Census 2021 is to obtain accurate and up-to-date data that serves to more effectively plan many aspects of public life for the next ten years. This time, even with regard to the epidemic situation, it is primarily prepared as online, for the first time in our history. From March 27, people will be able to count easily and safely via the Internet at www.scitani.cz or via the mobile application. They can thus fulfill their legal obligation from the comfort of their home and without the need for further contact with the Census Commissioner.
