Central Group begins construction of a new district for CZK 9 billion

Central Group began the construction of a new residential district Tesla Hloubětín in Prague 9 with a ceremonial laying of the foundation stone. This is the best-selling housing project in Prague and one of the largest residential projects today. After the former radio and television company, about 1,500 new flats for more than 3,000 people will gradually be built on the brownfield. The total investment costs in current prices reach CZK 9 billion.

The former neglected and inaccessible brownfield will be transformed into a new modern and friendly residential area on an area of ​​almost 67,000 sqm. The project will gradually create approximately 1,500 new flats for more than 3,000 new residents in several successive stages. In the coming years, Tesla Hloubětín will significantly revive the Prague residential market, which is facing the lowest level of supply in history.

Thanks to more affordable apartments, the project became the best-selling in Prague immediately after its inclusion on the market. “In the two weeks since the launch of Tesla Hloubětín, we had more than half of the apartments from the 1st stage reserved. We responded by releasing further stages to the menu. By default, we include other apartments for sale in the longer term. We managed to set prices lower mainly due to the emphasis on design optimization and also due to the fact that large construction has enabled us to achieve quantity savings,” says Dušan Kunovský, founder and head of Central Group.

Central Group will build 2 new modern kindergartens in the new district at its own expense, which will transfer the city districts, 7 children’s playgrounds, an outdoor fitness zone or a pétanque court free of charge. On the ground floor of the house, many spaces for shops, including a supermarket, restaurant, café and a range of services, will be created on almost 6,000 sqm.

The architectural solution is backed by the LOXIA studio and the Central Group architectural team. Thanks to them, a modern residential area will be created with terraced houses with a number of industrial elements. Inside the district there will be a quiet courtyard with looser and airier buildings with a large public park and a pedestrian zone with rich greenery. The project also includes a number of ecological elements such as green roofs, rainwater retention tanks for watering greenery or recuperation.

Tesla Hloubětín is established in a rapidly developing locality of Prague 9 near Kejřov Park and Rokytka, right next to tram stops on Poděbradská Street and only 3 minutes from metro B Hloubětín and 5 minutes from metro B Českomoravská at the Galerie Harfa shopping center and O2 arena. The location has been symbolically changing for a hundred years since the establishment of the original radio and television company.

The completion of the first houses within the 1st stage, which is being built by the consortium of construction companies VCES – BAK, is planned for the end of 2024. The entire residential area of ​​Tesla Hloubětín should be completed around 2030.

Central Group significantly contributes to the development and surroundings of the site. “In addition to two kindergartens, a public park and other facilities, we also contribute financially to the complete reconstruction of Poděbradská Street and the capacity and modernization of four large intersections,” says Kunovský. The total amount of Central Group’s investment in public buildings and ecological decontamination is over CZK 190 million.

Prague 9 is a city district that is developing very dynamically. In the last 10 years, over 10,000 new flats have been permitted here. This is almost a third of all the roughly 35,000 flats that have been permitted in the entire metropolis in 10 years. Most new flats are also being prepared in this district. Currently, almost 33,000 flats are being prepared here, ie a quarter of all planned flats in the capital. Thanks to larger construction, the prices of flats in Prague 9 are the lowest in the whole of Prague. The average price of new flats here reaches CZK 139,920 / sqm, which is approximately CZK 10,000 / sqm less than the Prague average.

“Prague 9 is a prime example of the fact that if housing is allowed and built faster and more, housing prices can be significantly lower. In addition, faster permitting is also in the great economic interest of the state. The state earns a lot from every new apartment. In Prague, the public administration collects an average of more than 1.5 million crowns from each apartment. Of this, the state is to pay about CZK 1.25 million VAT and about a quarter of a million for the city in the form of newly requested contributions from investors,” concludes Kunovský.
