Today, the largest Czech residential builder, Central Group, ceremoniously laid the foundation stone to begin construction of new apartments in the unique Park District in Prague 3. It is the largest new residential district in the Czech Republic, which is being built on a brownfield. Around 2,500 new flats, a large kindergarten, a 1.5-hectare park, a pedestrian zone with water features and a number of new small shops, services, restaurants and cafés will be built in the northern part of the canceled Žižkov Freight Station. The total investment costs of the new district, which will provide much-needed new housing for more than 5,000 people, are currently estimated at 20 billion crowns. The first city block at Basel Square will be completed in mid-2024, and the construction of all seven blocks of the entire Park District could be completed within ten years.

“Zizkov is and will continue to be a great place to live. We believe in this part of the city very much, which is why Central Group is the largest investor in development. In total, we are preparing three large residential projects,” saids Dušan Kunovský, founder and head of Central Group.
The construction of the Park District will begin with a new city block, which will also complete the long-unfinished Basel Square. In this first stage, a total of 390 apartments and a number of small commercial spaces on the ground floor for various shops, services, restaurants and cafes will be created. The investor selected a consortium of large construction companies, Syner and Imos, as the general contractor for the implementation of this initial stage, which guarantees the minimization of the disruptive effects of new construction on the surroundings. The construction of our own residential buildings is now beginning, but preparatory work and construction of the technical infrastructure in the locality have been underway since May last year.
