CitySpace, an operator of flexible office space in Poland, is set to launch its fifth location in Warsaw this October. Strategically situated near the Central Station and the Downtown business district, the new center, named CitySpace Novo, is a significant step in the company’s expansion strategy.
Located in the Nowogrodzka Square office building, owned by a French property manager, CitySpace Novo will offer 2,500 sqm of modern office space across two floors. The facility is designed to cater to dynamic professionals, individual entrepreneurs, and hybrid teams, providing 327 dedicated office positions and over 30 coworking spaces. Key features include spacious conference rooms, common areas, a games room, and 19 offices for focused individual work.
CitySpace’s new Warsaw location marks its first project in the city in five years and follows recent expansions in regional markets such as Wrocław, Łódź, and Katowice. The opening underscores the company’s commitment to offering top-tier flexible office solutions in prime locations, supporting the evolving needs of modern workplaces.
Lisa Zettlin, Managing Director of CitySpace, expressed enthusiasm for the new project, emphasizing its strategic importance in the company’s growth plan. “We are growing and taking deliberate steps in CitySpace’s expansion strategy that underline our commitment to providing the highest quality office space in the most prestigious locations. This allows us to better respond to the dynamically changing needs of our clients, offering them not only flexibility but also interiors that are the best backdrop for their business ambitions,” Zettlin said.
The design of CitySpace Novo, crafted by the Warsaw-based studio FruitOrchard by Miastkowska, features warm beige and burgundy tones, muted green accents, wooden elements, soft fabrics, and abundant greenery, all aimed at enhancing functionality, ergonomics, and user comfort.
Savills supported CitySpace in the negotiation and project management process, while Cushman & Wakefield assisted the building owner. Justyna Kijewska, Senior Portfolio Manager, Asset Services at Cushman & Wakefield, highlighted the significance of CitySpace’s presence in Nowogrodzka Square, stating, “We are very pleased that CitySpace has decided to open its new project precisely in the Nowogrodzka Square building. We are convinced that their presence will further revitalise our community and open the building to new tenants, creating a space inspiring innovation and development.”
CitySpace, owned by Echo Investment Group, has been operating in the commercial real estate market since 2015. With the addition of CitySpace Novo, the company will have 11 locations across five Polish cities, offering around 4,000 workstations over a total area of more than 30,000 sqm.
Nowogrodzka Square, a six-story Class A office building at 93 Jerozolimskie Avenue, offers nearly 11,000 sqm of space and 148 underground parking spaces. Completed in autumn 2018, the building boasts a BREEAM certificate with an Excellent rating, affirming its energy efficiency. The location also features an urban walkway, creating a public green promenade that connects Jerozolimskie Avenue and Nowogrodzka Street.
