Collab makes its debut with flexible office space in Gdańsk by Torus

Individually or in a team, with complete freedom or an organized workplace. Regardless of your preferences, you can feel at home at any time of the day or night and … always with a flexible contract! In the Format office building in Gdańsk, collab has opened – a new brand of flexible office space created under the name of the developer company Torus. On the ground floor of the building, 260 workplaces have been prepared, available in various variants, moreover, with one larger space for nearly 90 people. Soon collab will appear in other places in the Tri-City.

“Collab is a higher level of flexible office space. We use the experience and success of the Neon Flex project, which we initiated at the beginning of 2021 in the Neon office building, and now we are embarking on the wide waters of flex,” says Sebastian Rączkowski, managing director of collab. “The pandemic has definitely accelerated the development of this sector. Space as a service – space, workstation is today a service used by more and more companies, not only feelancers, micro and medium-sized companies, but also corporations that create new work models and smaller satellite branches,” he adds.

Collab took off at the beginning of September. It is located on the ground floor of the Format office building, where 260 workstations have been prepared, and modules of various sizes will accommodate from 2 to even 37 people. A special, separate space has also been designed with its own entrance and server room, which will ultimately accommodate 86 employees – in the flex segment, this is an offer for a large customer. Collab provides a reliable business-class IT infrastructure with a symmetrical connection, and at the same time offers dedicated solutions for entities with their own IT provider. Roark Studio has prepared an extraordinary interior design project inspired by the series of Dexter’s Laboratory, and this laboratory atmosphere can be felt literally everywhere. Furniture from the premium segment and in Swedish design – desks with adjustable table tops or the latest ergonomic armchairs on the market – was provided by Kinnarps. People – entrepreneurs or business entities can register their activity in the building by address.

The Format office building, where the collab has opened, is located in the business part of Gdańsk, on the border of Oliwa and Przymorze regions. The building has 5 overground storeys, and its total leasable area is nearly 16,000 sq m. sq m. It is well-connected – it is located in the vicinity of the Oliwa PKP / SKM train station, providing comfortable and quick access to work for residents of Gdańsk, Sopot, Gdynia and nearby towns. There are also long-distance trains, such as Pendolino, which makes this place easily accessible also from the perspective of other cities in Poland. The Torus company plans to build an additional, direct passage to the platform, which will further increase the comfort of commuting and traveling. In practice, this will mean that when you get off, for example, from the city rail, you will be in the office in less than a minute.

The office building has a large number of parking spaces – 396 in total, as well as an extensive infrastructure for cyclists (parking spaces outside the building and special zones in underground car parks, as well as changing rooms with showers and lockers). There are also plans to create an external sports zone – basketball and volleyball courts. The format was designed by the Tri-City Branch of the APA Wojciechowski Architekci studio.

Collab also offers a zone of relaxation and exchange of thoughts with other “tenants”. Regardless of what you need at the moment – a break from work, a moment of relaxation with a good coffee or broadening your horizons in an interesting company – all these needs can be easily satisfied in a collab space. Guests and local residents will also be able to drink delicious coffee in the public café.

Torus has recently purchased a neighboring plot, where it plans to carry out a multifunctional investment in a post-industrial area, which will further increase the attractiveness of this location.

“Collab is not only a great offer of offices and workplaces, but also a unique location, with an area that will change in the coming years. Another investment by Torus, next to Format, will further increase the attractiveness of the place and create further development opportunities, also from the perspective of flexible office space,” adds Sebastian Rączkowski.

The collab brand will be gradually developed. The next “flex points” will appear in selected Torus office buildings. Neon Flex will change to collab at the beginning of next year.

“Although collab will be Torus’ chain brand, we will analyze each location separately, creating an individual offer tailored to a specific place, the specificity of the office building or the potential of a given neighborhood. So even the collab itself will be flexible,” says Marta Burak, director of commercialization of collab.
