A 309,000 square-foot office building in Carle Place, NY has been acquired by TCJ Realty in a $17.3 million sale. The five story asset, One Old Country Road, was purchased from a from a private investor. The building serves as the headquarters for 1-800-Flowers and was 63 percent leased at the time of the sale to 27 tenants. Jacklene Chelser and Jonathan Schlussel (Colliers International)together with Darren Leiderman, a Long Island office market expert based in Lake Success, N.Y., advised the seller and secured the buyer. Colliers has been retained as leasing and managing agent for the asset.
“This was a highly efficient sale of a sought-after office asset, and we were under agreement in less than 90 days after going to market,” said Jacklene Chesler, Colliers International. “The offering drew 10 qualified buyers, with six aggressive enough to waive due diligence – a testament to the liquidity and strength of the overall market. The property ultimately sold to a cash buyer with aggressive closing terms.”
