In the first half of this year, properties worth EUR 309 million were traded, 22% less than in the same period of last year according to a JLL market report.
Currently, there are in various stages of negotiation transactions with a total value of over EUR 400 million in Romania, most of them being office buildings and retail projects. The largest transaction recorded in the first half of the year was the sale of Campus 6.2 & 6.3 office buildings to S-Immo for approximately EUR 97 million. Another notable transaction on the Romanian office market was the sale of the first phase of The Light project by River Development to Uniqa RE and the acquisition of Bucharest Financial Plaza by Immofinanz from BCR.
The rest of the transactions with office buildings involved smaller projects in secondary and tertiary cities in Romania. The volume of office transactions totaled EUR 197 million in H1 2021.
On the industrial and logistics market, the sale to CTP of the Catalyst portfolio, consisting of four properties – 2 in Timișoara, one in Arad and one in Caransebeș, represented the largest transaction in this segment. Other major transactions with industrial and logistics projects were the takeover of Industrial Park West Arad and Industrial Park West Oradea by Globalworth from Globalvision, the sale of the H.Essers warehouse in Oradea to Connectronics and the acquisition of Solo Logistic Park in Iași by Oresa, which marked the entry into the local real estate market of a new investor.
At this moment there are in different phases of negociations EUR 400 million value transactions.
