In the Moravian-Silesian Region, construction of 2,980 flats began last year. It was the second highest number in the last 12 years. Compared to 2020, there were 46 more flats, an increase of 1.6 percent. 2691 dwellings were completed, which was 27 dwellings less year-on-year, the third highest number in the last ten years. This follows from preliminary data from the Czech Statistical Office (ČSÚ).
The number of housing starts represented 6.6 percent of nationwide construction. Housing construction has increased in all regions except Plzeň and Olomouc. The highest increase was recorded in Prague, by 23.7 percent, the increase in the Moravian-Silesian Region was the lowest.
The number of started flats in the region increased in half of the districts. Most dwellings were traditionally built in the Frýdek-Místek district, 763 were built there and 658 were completed, ie about a quarter of all dwellings in the region. “Compared to 2020, however, significantly fewer were built, namely 245 flats, which is 27.1 percent,” said Patrik Szabo from the ČSÚ, regional administration.
The number of flats that began to be built in the region increased the most in the Opava region, by 42.3 percent. Construction of 518 flats began in the district, 154 flats more than the year before. Opava was also one of the two districts of the region, where the number of completed dwellings increased year-on-year. There were 620 of them, ie 125 flats (25.3 percent) more. In the Ostrava region, the number of completed dwellings increased by 26.2 percent, to 578, and 120 more year-on-year.
Most flats have traditionally been built in new family houses. There were 2,159 more built in the region, which was 274 more (14.5 percent) year on year, and was completed in 1911, nine more than in 2020. Last year, dwellings in family houses accounted for 71 percent of all new dwellings in the region. “Almost 29 percent of flats in new family houses (that is 619 flats) were located in the Frýdek-Místek district,” said Szabo.
The construction of 153 flats in apartment buildings was started in 2021, which represented only 5.1 percent of the total number of flats in the region. Compared to 2020, this was a decrease of more than half. Construction took place in the districts of Opava (95 flats), Frýdek-Místek (38 flats) and Ostrava-město (20 flats), and the construction of not a single flat in new apartment buildings did not begin in the other three districts.
316 flats in new apartment buildings were completed in the region, 113 flats more than the year before. “Three-fifths of them fell on the district of Opava (191 flats). In the districts of Karviná and Nový Jičín, not a single flat was completed in the apartment buildings,” said Szabo.
40 dwellings in non-residential buildings in the region were completed in 2021, 49 dwellings less year-on-year. Most of them, 21, were in the Opava district.
