Construction of family houses and flats on the site of the former barracks in Jičín could begin in 2026. The town is currently building utility networks and infrastructure in the attractive location near the city centre at a cost of over a quarter of a billion crowns. It is also preparing a form of land sale. Jan Malý (ANO), the mayor of the town announced yesterday that about 200 flats would be built in the area, about a quarter of them in family houses.
The town hall expects that there will be great interest in the land. “People have been asking for a long time when the sale will start,” the mayor said. So far, the town hall has decided that the sale of the land for the family houses will be by electronic auction. By the end of this year, the town hall wants to decide how to sell the land for residential houses to developers or construction companies. The actual sales are expected to take place in 2025.
The basic principle for the sale of plots for family houses will be that one individual will be able to acquire one plot. Plots will not be able to be aggregated. The city will also set deadlines by which the builder will have to start construction and by which the home will have to be completed. Buyers will pay the price incrementally.
There would be 52 single-family homes on the site. Approximately 140 apartments would be built in seven duplexes. The city would also build a kindergarten on the site. There should be a small square in the middle of the neighbourhood, and the site will get new greenery and play elements for children.
The ten-hectare site of the former barracks is located along the Valdštejn lime avenue. The city has been building utilities, roads and other infrastructure there since March 2022, which should be completed by the end of August 2025. After the latest seventh amendment to the contract, the value of the work is CZK 235 million. “The seventh amendment, worth CZK 1 million, concerns the modification of the installation of waste containers and the use of other materials on the road base in Československé armády Street,” said deputy mayor Petr Hamáček (KDU-ČSL).
The town hall expects that the proceeds from the sale of the land should mostly pay off the CZK 180 million loan that Jičín took out for the construction of the infrastructure. The city will start repaying the loan in September 2025, with the last payment scheduled for 2037.
Originally, the barracks were to be rebuilt exclusively by private investors. However, neither of the two attempts to hand over the site to private investors came to fruition and the city decided in 2011 to continue the redevelopment and use of the attractive site itself.
