The construction of flats in the Hradec Králové Region increased by 78 percent year-on-year in the first quarter of this year. Investors started construction of 539 flats in January-March this year, while last year in the same period they built 302 flats. The construction of apartment buildings increased significantly. The Czech Statistical Office (ČSÚ) published the results of housing construction today. Across the Czech Republic, the number of housing starts fell by 12 percent to 9,504 by the end of March.
In the first quarter, 248 flats were started in the region after only eight last year. In single-family homes, investors had completed 207 apartments by the end of March, compared with 261 last year. Of the 539 flats started in the Hradec Králové Region, 455 were new constructions and 84 were flats built in already completed buildings.
The number of completed flats in the Hradec Králové Region fell by 24 percent to 361 flats in the first quarter. Of these, 247 were in family houses and 55 in apartment buildings. The results of the number of completed flats with a delay of one to two years roughly follow the numbers of housing starts. Across the country, 8,208 dwellings were completed in January to March, down ten per cent year-on-year.
A significant project completed this year in the region is the construction of 52 flats in four houses, which were acquired by the Dobruška housing cooperative in the Rychnov region. The cooperative built the flats without profit, the average price of one flat was approximately CZK 3.5 million. In the Czech Republic, the Dobruška cooperative is considered an example of cooperative construction. The cooperative has been planning the construction since 2018 and started it in April 2021.
Last year, the construction of flats in the Hradec Králové region fell by seven percent, when people, developers or municipalities in the region started building 1,665 flats after 1,787 started in 2021. Almost 60 percent of the construction was for family houses. So far, the largest number of flats started to be built in the Hradec Králové Region in 2008, when investors built 2,396 flats.
