The construction of the Organica office building, which will house 25,545 square meters of office or retail space in Ostrava, has progressed to the next phase. Developer Contera is completing the foundations and is starting to build the above-ground part of the building. The building is to be completely completed in the third quarter of next year, construction costs will be around CZK 1.5 billion. Contera representatives told the press today.
“At the moment we are at the stage where we are building two underground floors purely dedicated to parking spaces, the total capacity of parking spaces is 317. We will work on the skeleton and facade until about the fourth quarter of this year and the building will be waterproof at the end of the year,” he said. Contery project director Martin Budina. Up to 2,500 people could work in the building. It is calculated that they will also use the capacity of the neighboring shopping center for parking.
Organica will have six floors, the last of which will be an open terrace with greenery and a relaxation area. The largest tenant in Organica will be Tietoevra’s information technology supplier, which will occupy about two-thirds of the building. Tietoevry should start preparing his office space early next year. “Other office and retail space will be occupied by other tenants, with whom we are now working intensively,” said Contera partner and CEO DuÅ”an Kastl.
Organica is being built in the NovĆ” Karolina district, which is being established in the area after the former coking plant. It will stand between the Forum NovĆ” Karolina shopping center and the TrojhalĆ halls. The design of the organic building is the work of Schindler Seko Architekti. The authors and the developer describe the construction as exceptional in the Czech and European context.
The building will use so-called intelligent control systems and will be environmentally friendly. “It starts with parking, when the mobile application together with the parking sensors guides you to the right and free place. In the atrium of the building, you will be able to charge your mobile device on the benches using the USB connector,” said Budina.
Organica will have a small photovoltaic power plant supplemented by heat pumps, which will ensure a certain energy self-sufficiency of the building. “We would also like to address such a burning issue that bothers office buildings, and that is the air conditioning and cooling of the building in general. We plan to control the air conditioning system intelligently and send fresh air using carbon dioxide sensors right where it is most needed,” Budina said. Organica will be equipped with a weather station connected to control systems that will respond to weather changes and control the heating and cooling of the building accordingly.
Contera also owns and operates industrial parks in Ostrava-KunÄiÄky, MoÅ”nov in the NovojiÄĆn region, Brno, Prague and Teplice, and in Slovakia. He specializes in the reconstruction and revitalization of brownfields.
