Crescon launched the sale of a new project in Roztoky -Prague

Crescon has launched the sale of the residential project Rezidence Dolní Roztoky in Prague-West, where 110 units will be built. The developer intends to implement green street facades in the modern apartment buildings. At the same time, commercial space, a theatre and a kindergarten will be built there. The project has already been granted a building permit and Crescon expects to start construction in the second half of this year.

The Dolní Roztoky residence will be built on Nádražní Street in Roztoky u Prahy on the site of a former construction company. On a plot of approximately 8,400 m2, six residential buildings with up to six floors will be built, three of them as semi-detached houses. In total, the project comprises 110 apartments with a layout of 1 + kk to 4 + kk and a floor area of 30 to 120 m2.

“Rezidence Dolní Roztoky offers pleasant family living with all the necessary amenities within easy reach. Previously, Roztoky was one of the favourite destinations of Prague residents who went here for trips to the countryside. With its gradual development and especially good transport links to the capital, it has become a popular place to live, as it has retained its peaceful character with beautiful nature within easy reach. Literally just a few steps from the project, the Tiché údolí nature reserve with the Únětice stream begins,” explains Crescon’s director Jan Jerie, adding: “And those who need to commute to the metropolis for work or study can get there quickly and easily by car or train. The station with direct train connections to Prague is located in the immediate vicinity of our project. New residents can also enjoy a lot of sporting activities, for example, a popular cycle path runs nearby. Many residents of Roztoky also commute to the capital to work by bicycle.”

As is usual with all Crescon projects, the units at Rezidence Dolní Roztoky are characterised by their well-thought-out layouts, quality materials and high standards. “These include, for example, wooden floors or triple-glazed windows. There will also be security doors with fire certification or underfloor heating. At the moment, we are also considering the implementation of renewable energy sources in view of what is happening on the energy market and the increasing demand for low-energy housing,” says Jan Jerie.

The design of the complex, which emphasises the harmonious integration of the houses into the existing development, envisages the distribution of the buildings on two terrain levels and with sufficient spacing between them. The first level of the ground floor will provide vehicular access to the site, while the second level will be used for private front gardens. Facing the main street, the developer plans to place green facades on the houses, which will bring many benefits for future owners. For example, they will regulate temperature, improve air quality and acoustics, and increase overall aesthetic value. The architect is Artprojekt Jihlava, headed by Petr Holub.

Crescon will also build several commercial units directly in the complex, as well as a kindergarten and a children’s theatre, which will be owned and operated by the city. The proposal also includes plans for a pedestrian walkway that should better connect the project to downtown Roztoky in the future.

The project will be built in the town of Roztoky, north of Prague on the left bank of the Vltava River, where all the necessary amenities are available, such as offices, hospitals, kindergartens and primary schools, restaurants, shops and services. Within walking distance from the apartment buildings are public transport stops (trains and buses), which provide transport to the center of Prague. In addition, there is a ferry available all year round, which can be used to get across the river to Klecany.

Future residents can also enjoy the many recreational areas along the Vltava River or in the nearby nature reserve Únětický potok valley and Roztocký háj, which is home to many endangered species of animals (e.g. newt or collared lizard). The forest complex with the Únětický potok valley floodplains, heaths and rocky slopes is interspersed with hiking trails and cycle paths. The TJ Sokol Roztoky also attracts visitors to sports activities. The dominant feature of the site, standing just a few metres from the project, is a former water fortress later converted into a Renaissance chateau, which now houses the Central Bohemian Museum with its fascinating exhibitions. There is also a local cultural centre in the neighbourhood. Another interesting monument in the town centre is the neo-Gothic Church of the Nativity of St. John the Baptist.
