CTPark Opole Secures Another ‘Excellent’ BREEAM In-Use Rating for New Warehouse
CTP has earned the BREEAM International In-Use certificate at the “Excellent” level for its OPO2AiB building in CTPark Opole, marking CTP’s first production and logistics park in Poland. This achievement follows the OPO3 building, which earlier this year received the BREEAM International New Construction certification at the highest “Outstanding” level.
The 12,469 sqm OPO2AiB building scored highest in categories such as pollution management and control (100/100), land resource management and ecology (82.6/100), and resilience to change (72.22/100).
“We have been analyzing CTParks’ carbon footprint for years and investing in solutions to improve working conditions and reduce energy consumption and CO2 emissions. This is a significant competitive advantage, especially in light of the recently enacted CSRD. Depending on the location, we ensure our warehouses have up to 12.5 percent natural light, use 55 percent translucent polycarbonate façade panels, install heat pumps, and incorporate façade and roof solutions with enhanced thermal insulation. These measures optimize tenants’ operations and support their ESG strategies, increasing their market competitiveness,” said Bogi Gabrovic, Director of Client Relations & Corporate Affairs at CTP Poland.
The BREEAM International In-Use certification underscores the OPO2AiB building’s high standards in reducing energy consumption, minimizing waste and pollution, ensuring appropriate working conditions, and lowering maintenance costs. The building is designed to accommodate photovoltaic panels on the roof and uses intelligent systems for utility consumption monitoring, LED lighting, and automatic outdoor lighting control, contributing to its reduced energy consumption. Additionally, the facility features water-saving plumbing fixtures and appliances, as well as a petroleum separator. To enhance tenant comfort, CTPark Opole offers well-developed bicycle infrastructure, well-equipped social spaces, and the ability to regulate natural light and fresh air. Over 30 percent of the park’s area comprises green spaces.
CTPark Opole is strategically located in the Walbrzych Special Economic Zone and the Lower Silesian Automotive Cluster, in the northwestern part of the city, near the northern bypass connecting to the A4 motorway. This location has attracted brands from the automotive industry, including TitanX Engine Cooling, UFI Filters, and International Automotive Components (IAC), as well as Raben and ELSTEEL.
This year, CTP Poland has announced three BREEAM certifications for its investments. In addition to the OPO3 building, facilities in Sulechów (CTPark Sulechów, BREEAM International New Construction at the ‘Very Good’ level) and Iłowa (CTPark Iłowa, BREEAM International New Construction at the ‘Excellent’ level) received certifications.
