Cushman & Wakefield Echinox advises Infineon on Romania’s largest office pre-lease deal

Cushman & Wakefield Echinox has successfully advised Infineon Technologies in a landmark office pre-lease transaction in Bucharest, marking the largest such deal in Romania in terms of value. The transaction involves a 20,000 square meter office space, setting a new record as the largest pre-lease agreement in a yet-to-be-developed office building in the country over the past five years. The deal’s significance is further underscored by its total value, driven by both the expansive area and the 15-year contractual period.

The office building, which will be developed by One United Properties in the Pipera area of Bucharest, is set to house a research and development center. This major investment highlights the continued appeal of the Romanian office market, which experienced a record level of demand in 2023, with over 500,000 square meters of office space leased nationwide.

Key figures in the transaction included Bogdan Bogatu, Director of the Office Agency, and Alin Obretin, Senior Consultant at Cushman & Wakefield Echinox. Bogatu emphasized the broader implications of the deal, stating, “This landmark transaction certifies that Romania is a business destination for activities with high added value, leaving aside the record it set in terms of both the leased area and the contractual value.” He also noted the strong demand for office spaces and the importance of developers adhering to the highest standards of quality, sustainability, and technology to attract and retain tenants.
