Czech developer UDI Group building apartments in Warsaw

Czech developer UDI Group has started the construction of 960 flats in Warsaw for more than 2.5 billion Czech crowns. The brownfield project after the Ursus tractor factory is to be completed in 2026, and will be built by the Polish representation of the multinational construction holding Hochtief. Seven apartment buildings will be built on the plot, one of the historic buildings of the factory will be revitalized and will serve as an entrance to the entire complex. The project also includes a park. UDI Group spokeswoman Marcela Fialková told ČTK today.

“We acquired the general contractor at the end of last year. On the last day of last year, we received a building permit from the Polish authorities. Work can begin. The first phase of the project, which will offer 114 apartments, should be completed in the first quarter of 2022,” said the project manager. UDI Group Jan Chromeček, who is in charge of the Polish and Hungarian markets.

According to him, the permitting processes in Poland are very predictable and fast after the amendment to the Building Act. “After roughly a year of project preparation and tightening of all property rights in the area, the permitting process itself for the first phase lasted less than two months,” Chromeček added.

According to the sales director of UDI Group, Zuzana Čižmáriková, the Polish housing market is specific in that clients buy apartments mainly in the so-called development standard, ie without tiling, paving or floors. They then take care of the finishing work themselves. “Nevertheless, the younger generation is getting closer and closer to the Western standard and wants to move into the newly purchased apartment straight away. We will therefore offer our clients already completely completed apartments with bathrooms, doors and floors,” added Čižmáriková.

The Classic Ursus complex will offer a total of 960 flats, both smaller start-up flats for young people and larger flats for families. It is located near the railway station, from where there is a regular and fast connection to the center of Warsaw. Spaces for shops, cafes and restaurants will be created on the ground floor of apartment buildings.

The history of the UDI Group dates back to 1991, when the construction company Mera was established. It has had its current name since 2007. In addition to the Czech Republic and Poland, it also operates in Hungary and Serbia and is considering other expansion options in the Central European region. Besides building apartments, UDI also builds office projects and industrial areas.
