This year, twice as many flats with front gardens were sold than in the same period last year. This is shown by the sales data of the largest Czech residential builder Central Group. When choosing an apartment, people are placing more and more emphasis on outdoor space. The size of the front gardens also adapts to this. While it averaged 65 square meters for older projects, it is 30 percent larger for new projects.
Central Group designs apartments with a garden or grassy terrace wherever the nature of the location allows. It currently offers the last two dozen flats with a front garden, namely in the Parková čtvrt, Viladomy Roudnická, Výhledy Chodovec and Park Zličín projects. They are already sold out in other projects.
“Interest in apartments with front gardens or more outdoor space has been growing for a long time. During the pandemic, however, they became hot goods, “says Michaela Tomášková, Executive Director of Central Group.
The greatest demand in ten years:
The large sold-out apartments with a garden reflect not only the hunger of people after staying outside, but also after new housing, which is an increasingly used means of preserving the value of money. “The demand for apartments, not only those with front gardens, is record-breaking and has picked up an incredible pace in recent months. People buy the most in the last ten years. As soon as we put new flats into the offer, we have dozens of reservations almost immediately, “said Tomášková.
An example is the Parková čtvrt project in Prague 3, where most of the apartments put up for sale have already been booked at the beginning of May. Greenery plays a major role in this project. In addition to the front gardens, there are green roofs, green semi-enclosed courtyards, a large 1.5-hectare public park, a promenade with mature trees and water features. “The park will be connected with the adjacent Jewish furnaces, so a new, huge area for spending free time, rest and active relaxation in nature will be created here,” says Tomášková.
The front gardens have grown by a third:
For new projects, outdoor spaces are increasing. While previously the average size of front gardens was 65.3 square meters, for newly included Central Group projects their diameter is already 84.6 square meters. That’s 30 percent more. It is no exception that apartments today have even larger terraces or front gardens than the interior living space.
“We have the largest outdoor space in Střížkov in the Viladomy Roudnická project. One of the apartments has an outdoor space of more than 440 square meters and is five times larger than the apartment itself. While in the past it would be a rarity, today such large outdoor spaces in new apartments are not unusual, “said Tomášková.
