Dekpol lowered the sales target to 320 apartments in 2022

Dekpol sold (based on the concluded reservation, development and preliminary agreements) 65 units in the third quarter of 2022 compared to 144 units a year earlier. The number of units that will be recognized in the financial result was 19 at that time, compared to 43 in the third quarter of 2021, the company announced. Dekpol has also updated the group’s sales targets for this year, which currently amount to 320 apartments sold and 390 identified as a result. The goal in the development segment is to achieve PLN 190 million in revenues (previously PLN 250 million).

Management […] presents an update of the group’s sales targets for 2022:
– the intention of the group in the development segment is to achieve revenues in 2022 at the level of PLN 190 million (previously PLN 250 million), which will include, in particular, the sale of approx. 390 units (previously approx. 540 units) recognized in the financial result and revenues from implementation of the investment referred to in the current report No. 11/2021 of March 9, 2021,
– the current target for 2022 with regard to the sale of premises on the basis of reservation, development and preliminary agreements is 320 premises (previously 460 premises)

When defining the above goals, the group took into account the sales results achieved in the three quarters of 2022, as well as the schedule of premises handover in 2022 and in relation to the sale of premises recognized in the financial result already signed reservation, development and preliminary agreements. Updating the assumed sales targets, the group indicates that the change is dictated primarily by the prevailing geopolitical situation, rising inflation, the war in Ukraine and high interest rates. An important factor from the point of view of sales targets is also the situation on the credit market, which manifests itself in rising interest rates and a more restrictive method of calculating customers’ creditworthiness by banks. Moreover, the general uncertainty on the market in the recent period is part of the catalog of conditions underlying the update. In the opinion of the group, the scale of the change is largely limited due to the diversified and wide sales offer, the company announced.

As at September 30, 2022, the total number of units offered for sale by the group was 746 units.

In the period of three quarters of 2022, the group realized sales of 262 residential and commercial premises compared to 408 premises sold in the corresponding period of the previous year and recognized 122 premises in the financial result compared to 258 premises in the corresponding period of the previous year.

In the third quarter of 2022, the group sold the following investments:
– Grano Marina Hotel – a building with a total of 130 service premises, located in Wiślinka near Wyspa Sobieszewska, part of the “Sol Marina stage I” investment,
– Sol Marina, stage II – a complex of 15 apartment buildings with a total of 127 commercial premises, located in Wiślinka near Wyspa Sobieszewska,
– Lazur Park – a residential building with a total of 36 apartments, located on the Sobieszewo Island,
– Villa Neptun – an apartment building with a total of 40 commercial premises, located on the Sobieszewo Island,
– Baltic Line – an apartment building with a total of 60 commercial premises, located on the Sobieszewo Island,
– Baltic Porto – an apartment building with a total of 72 service premises, located on the Sobieszewo Island,
– Pastelowe estate, stage IIa – 3 residential buildings with a total of 225 residential premises, located in Gdańsk,
– Pastelowe estate, stage IIb – 2 residential buildings with a total of 125 residential premises, located in Gdańsk,
– Neo Jasień, stage I – 2 residential buildings with a total of 104 residential premises, located in Gdańsk,
– Neo Jasień, stage II – 2 residential buildings with a total of 98 residential premises, located in Gdańsk,
– Trimare, stage I – 9 residential buildings with a total of 189 residential premises, located in Sztutowo,
– Kociewskie estate, stage I – 3 residential buildings with a total of 121 residential premises, located in Rokitki near Tczew,
– Kociewskie estate, stage II – 3 residential buildings with a total of 129 residential premises, located in Rokitki near Tczew
