The developer Domoplan has expanded the construction of the Pekárenský dvůr residential complex in Bratislavská Street in Brno by another 100 flats, bringing the total to 339 in the part of the city known as the Bronx. Approximately one third of the total number will not be put up for sale, but will be rented out by Domoplan through its subsidiary Domoplan Assets, the company announced.
The developer managed to auction off a plot of land at Bratislavská 80, which is adjacent to its under-construction apartment complex. “In addition to this extension, work is continuing on the construction of Pekárenský dvůr itself. We are currently building utility connections. Construction work is underway on the basement areas, where we are working on reinforced concrete structures in the first and second underground floors,” said Lukáš Cibulka, production director of the technological and construction concern THIERRA, which is the main supplier of all Brno Domoplan buildings.
Originally, the developer planned to offer all the flats in Pekárenský dvůr for sale, but due to the situation on the real estate market, it will rent out one third of them. “We want to newly offer apartments in our residences for luxury rent. We are thus entering a new phase in which the developer creates the apartments himself and also rents them out and takes care of the tenants. Our goal is to provide people who move into our apartments with all the service and maximum comfort,” said Tomáš Vavřík, the founder of Domoplan.
The prices of new apartments in Brno are not falling with the rising prices of building materials and labour. Interest in new flats fell in the third quarter of this year, with the fewest sold in a decade. This is why some companies have suspended projects that are not yet under construction. High mortgage interest rates are not helping the situation either.
