Echo Investment is building the Rytm Apartments next to the Kabaty Metro station

Location, amenities and investment, these are the magnets attracting those looking for new apartments to Ursynów. Right next to the Kabaty Metro station, a project from Echo Investment is springing up. On the site of a former Tesco chain store, 288 apartments with layouts ranging from one- to four-bedroom units are being built, and about 160 people are working on the construction site every day. Construction crews recently finished concreting the first roof slab on staircase A, and masonry and reinforced concrete work is underway.

In November, activities began on the ceiling above the planned garage hall at the Rytm Apartments in Kabaty. This year we want to complete all the reinforced concrete work, in turn the masonry work will last until February. In addition, we have recently started installing window woodwork. The last weeks of this year will also see the beginning of installation work inside the building, so among other things, electricity, water, sewage and central heating. Around Christmas we also want to close the construction activities and hang the traditional topping out. The residential part of the project at Kabacki Forest is expected to be ready in the last quarter of next year.

The project will feature a linear garden, a neighborhood zone in the form of, among other things, a common roof terrace, and numerous innovative amenities in the units, buildings and their surroundings. The apartment building will be completed in a single phase. And what can one do after receiving the keys to the apartments? The easiest answer is to live just a two-minute walk from the Kabaty Metro station and bus terminal, and right next to the Kabaty Forest. However, in these times, when the wallets of many Poles are ruled by rampant inflation, it is worth considering the possibility of treating an apartment as an investment. A premium segment project such as the Rytm Apartments in Kabaty offers a wide opportunity to make money on rent. Attractive common areas – a rooftop terrace, a gymnastics area, suspended benches and a Parcel Machine – plus an attractive location near, among others, such universities as SGGW and the Vistula University of Finance and Business open up the field for interest in the apartments by young people pursuing higher education in the capital. However, tenants focused on active leisure and taking their first steps on the road to a professional career can also be recipients.

According to Echo Investment’s calculations based on current market realities, the profit from a 45.15 sqm apartment can be about 45 thousand zlotys year after year. By investing in real estate, the buyer gains doubly. First, it receives rental income, which in the case of our investment is even tens of thousands of zlotys per year. Secondly, each year the buyer sees a systematic increase in the value of the purchased apartment. “Rytm Apartments in Kabaty is a unique project in a very good location with developed infrastructure and communication at the very Kabaty Metro station and numerous recreational areas at your fingertips. This adds value to the apartments and the entire project. It is simply the Rhythm of Profits, and thus well-invested money,” emphasizes Anna Pyłko, sales manager at Echo Investment.

The district ranks fifth in Warsaw in terms of the supply of apartments for rent. With a score of 6%, the higher rate is only held by: Mokotów (20%), Śródmieście (17%), Wola (14%), and Praga-Południe (7%). The data from Rentier.io’s report “Survey of the rental market in Warsaw, with special emphasis on the Ursynów and Kabaty areas” was collected from the beginning of 2021 to July 2022. The location in the vicinity of the Kabaty Forest guarantees space for relaxing, walking or doing any activity. The first subway line, which cuts through the neighborhood, provides quick access to the center and the possibility of further travel not only in Warsaw. The sum of the above benefits means that there is no shortage of people willing to live in Ursynów temporarily, as well as people who are willing to lend their apartments – for the right amount, of course – for this purpose. According to data collected on behalf of Echo Investment, 12% of the capital’s residents would buy an apartment for investment purposes. And despite the fact that the report “There’s no place like home, or how Poles live” indicates that 70% of Varsovians have their own M, and 13% live in communal housing, there is still a sizable group of people focused on renting space to live in, for example during their studies.

Despite the time of the omnipresent crisis, premium investments are not losing value, but on the contrary are gaining. This is influenced, among other things, by their rich amenities, the sustainable nature of the estates and the management of the apartment through smart systems. Notification in the event of flooding or smoke, a motion sensor controlling the lights, the image from the apartment’s camera on the screen of a smartphone, and setting the temperature via an app or voice command – who among us wouldn’t want to have such an arsenal of amenities that build the value of an apartment by providing comfort and security? Echo Investment’s report confirms the thesis. The survey “There’s no place like home, or how Poles live,” indicates that 38% of those questioned would agree to invest extra money to get additional modern technology on their premises’ furnishings.
