Echo Investment is starting the sale of the third residential stage of the Fuzja project in Łódź, which is being carried out on the premises of the former textile factory of the “king of cotton”, Karol Scheibler. It is here that an open, friendly and multifunctional quarter of the city is being created, combining places to live, work, rest and entertainment. Due to the high demand and quick sale of premises from previous stages, the developer is introducing another 156 apartments of various sizes and layouts to its offer.
There are already two properties in the complex (stage I), to which the first owners moved in at the end of 2020. The third residential building is also nearing completion (237 units, stage II), which will be put into use in mid-2022. In the first stage, 99% of apartments have already found buyers, and in the second stage, 73% of the apartments.
The fourth building, which has just been put on sale, will offer 156 apartments ranging in size from 32 sqm up to 94 sqm. Future residents will have at their disposal underground parking spaces, storage rooms, bicycle boxes and chargers for electric vehicles. All flats will be equipped with the basic Echo Smart smart home package. Using a mobile application or a voice command, residents will be able to adjust the lights to the current mood or set the temperature. The extension of the system will allow e.g. remotely allowing children to enter the apartment if they forget their keys in the absence of their parents. According to the plan, the third residential stage is to be ready in the fourth quarter of 2022. In total, all four buildings will house over 600 units.

“In the first quarter of 2022, the first gastronomic concepts will appear in the historic buildings of the former Karol Scheibler plants, so the residents of Fuzja will have access to fresh pastries and the offer of restaurants and cafes located here,” adds Wrona.
Fuzja is a multi-stage investment that will combine office, retail and service functions, as well as restaurants, as well as residential buildings, a city square (Anny Gardens) and open, green common areas of nearly 4 ha. All in the vicinity of the historic buildings of the former Karol Scheibler’s textile factories, which are the heritage of Łódź Fabryczna. In total, 20 buildings will be located on 8 hectares, of which 14 are historical buildings.
