Summary of the Role’s Main Purpose
To support / challenge the Business Unit Director (“BUD”) and property teams with commercially valuable financial insights and have an integral role in contributing to the commercial and strategic success of the Business Unit (“BU”).
To manage all accounting and financial reporting functions within the allocated BU, including the deliverables to the Group Centre.
To represent the wider Operations team through participation in ad hoc Group-wide projects and activities.

Principal Accountabilities
Financial leadership and challenge to the Business Unit

Lead the annual budget process for the BU, setting expectations to BUD and managing input from BU property teams to ensure appropriate balance of buy-in of teams vs financial challenge to the BU. Present budget to Executive Committee in partnership with BUD.
Lead the Medium Term Planning process for the BU, working in collaboration with the BUD, Regional Directors and Investment colleagues to ensure consistency with BU and regional asset plans.
Act as a sounding board during the asset planning process, challenging assumptions on leasing, development and asset management activities as well as investment yields, to ensure plans are as realistic as possible.
Provide financial and commercial insight to BU property teams structuring leasing, development and asset management deals, to ensure they understand the financial implications of their proposals and seek to maximise performance against budget and KPIs.
Assisting Development teams with the financial aspects of development papers being presented to the Investment Committee.
Providing guidance to the BU property teams on covenant strength of existing and proposed customers, and advising on best course of action for customers in financial difficulty.
Providing monthly and other ad hoc financial and property KPI data to enable the BU management team to assess performance relative to budget and take action accordingly.

Manage the accounting and financial reporting functions within the Business Unit and Group Finance

Oversee the completion of the cyclical reporting obligations of the BU, including actual and forecast monthly P&L analysis, ensuring timely and accurate reporting to Operations team and Group Finance.
Ensure a clean half yearly and annual audit on the results of the BU.
Monitor the integrity of data being provided to and from Investment Property Databank (“IPD”) on a six-monthly basis, and lead the interpretation and dissemination of IPD Reports within the BU.
Ensure that development pipelines are updated on a regular basis and delivered to Group Finance in line with required timescales.
Supervise and develop the Property Finance team in the BU and drive a culture of continuous improvement.
Development and maintain a strong relationship with peers in Group Finance.
