A total of 15 exclusive villas and one bungalow from the first phase of the Birch Grove project, which is being built in the village of Předboj in Prague-East, have been approved. Work is now underway on the second phase of 4 houses. They should be completed in the spring of 2024. The exclusive sale is mediated by the real estate agency Luxent – Exclusive Properties.
“In the design of all houses, emphasis was placed not only on quality and modern materials, but also on energy self-sufficiency. “All houses in the project are equipped with ground-water heat pumps and for the residents they represent not only environmentally friendly heating, but also reduced operating costs. Some of them have heat recovery or preparation for photovoltaics. Low-energy solutions are in high demand today when looking for a new home and their importance is growing. The Birch Grove project includes them, and thanks to other benefits – modern architecture, quality furnishings made of natural materials and the character of suburban living in the green – it is in great demand among those who are looking for it. The first stage sold out so quickly, we now have villas from the second stage on offer,” says Romana Čermáková, broker at Luxent – Exclusive Properties.
The first completed stage in the luxury residential complex Březový háj includes a total of 15 exclusive houses and one bungalow with a layout of 5+kk to 6+kk. With the exception of one, all have already been handed over to the new owners. The second stage consists of four houses with a layout of 6+kk and 7+kk and a usable area of 423 to 471 m2. They are currently being built on plots of 1,140 to 1,250 m2. Their rough construction will be completed in May this year. Subsequently, work will continue on the interiors of the houses.
Each of these villas has a spacious living-dining room with kitchen, study and guest room with bathroom on the ground floor, and three bedrooms with three bathrooms on the first floor. Of course there is a pantry, laundry room, cloakroom, storage room, utility room, sunny roof terrace and a garage for two cars. “Two of the houses have, thanks to their location, an underground floor, in which it is possible to build a wellness and relaxation zone or one apartment unit. This may be suitable for a multi-generational family if the owners need to create a separate living space with its own entrance for grandparents or adult children,” says Romana Čermáková. In addition to the heat pump, the second stage will also bring recuperation units that can cool the interior, underfloor heating and cooling, preparation for photovoltaics, retention tanks and preparation for charging electric vehicles, in line with current energy requirements. As standard, the villas also include preparation for a smart home Loxone or a swimming pool with filtration.
The set of four villas located on the west side of the project is designed in an architecturally different concept from the first phase. As with the first phase, the design of the houses with flat roofs with foil and duck-tile was handled by JK Architects, whose work was followed by Morix Studio. The large proportion of green spaces, both private within the individual villas and public in the form of a new park, is one of the key features of the project.
The new residential area is being built in a quiet part of the village of Předboj, with nature around the corner and at the same time only 25 minutes from the centre of Prague. In addition, the micro-district has the necessary civic amenities, including a general practitioner’s office, a kindergarten and primary school, a nine-hole golf course with a restaurant, café and hotel, a children’s playground and a multi-purpose sports complex.
