ATAL, a nationwide developer, has begun the sale of 220 flats in the second stage of the Ogrody Andersa estate
in Gliwice. This stage includes the construction of three buildings, and work on it began over a month ago. Ultimately, 810 flats will be built as part of the entire project. The prices of the newly-introduced units range from PLN 8,500 to PLN 10,800 per square metre. This makes them approximately 90 per cent available under the ‘2% safe loan’ programme. The Silesian studio PLUS8.PL Architekci was responsible for the design of the development.
The Ogrody Andersa residential complex is being built in a quiet neighbourhood near Andersa and Okulickiego Streets, on the border of Gliwice’s city centre and extensive green areas. This will provide future residents with efficient communication between other districts of the city and other points of the Upper Silesian conurbation. It also means easy access to Gliwice’s extensive retail and service infrastructure as well as sports and leisure facilities, including cycle paths.
“A young architect from the Silesian University of Technology recently developed a model urban planning concept using the card game of settlement. She chose the site of the Andersa Gardens development as the area for her model study. The author argued that this location fulfils all the basic needs of future residents of the estate in terms of the distribution of functions. We saw this potential when we undertook this project. This recommendation confirms that settling here is a very good choice,” says Angelika Kliś, member of the management board of ATAL S.A.
The multi-phase project includes the construction of residential units together with a retail and service part, which will be realised at the last stage. The designed buildings will have a cascade layout from five storeys above ground at the highest point to local one-storey downgrades. For the convenience of future residents, there will also be an underground car park located under the residential part of the development, as well as external parking spaces within the development.
The second stage of the Ogrody Andersa development will comprise 220 flats with varied square metres (from approx. 25 to 102 sqm), layouts (1-4 rooms) and exposure to the sun.
Numerous amenities within the estate will make the surrounding area a comfortable space for rest and relaxation in a safe environment. The showpiece of the estate will be the green outdoor areas, including impressive gardens. The friendly atmosphere there will be created, among other things, by elements of small ar-chitecture, such as deckchairs, seats and benches. The developer’s plans include the creation of a neighbourhood garden and a place arranged for growing plants and herbs, as well as enriching the children’s playground with a green corner with fruit bushes.
For an additional charge (from as little as PLN 999 per square metre), customers can have their flat finished “turnkey”, using one of the three options of the ATAL Design finishing package.
