FORMAT office building receives an occupancy permit

Torus has received an occupancy permit for the FORMAT office and service building in Gdańsk. Its total leasable area is nearly 16 thousand. sq m. Currently, finishing works are underway on the areas, which will allow the first tenants to move in soon.

The FORMAT office building was built in the business part of Gdańsk, on the border of Oliwa and Przymorze. It complements the offer and, at the same time, an alternative to larger business complexes located nearby. The building has 5 above-ground storeys, and its total leasable area is nearly 16,000 sq m. sq m. It is well communicated – it is located in the immediate vicinity of the Oliwa PKP / SKM train station, providing comfortable and quick access to work for residents of Gdańsk, Sopot, Gdynia and nearby towns. Long-distance trains also depart from this station, which is a great help in the case of business trips or business meetings. In the future, the investor, the Torus company, plans to build a direct passage from the platform to the investment site. This will not only increase the comfort of traveling for future employees, but also for local residents. The investment also has a large number of parking spaces for cars – 396 in total (316 in the underground parts and 80 outside), as well as an extensive infrastructure for cyclists (parking spaces outside the building and special zones in underground car parks, as well as changing rooms with showers and lockers). There are also plans to create an external sports zone – basketball and volleyball courts.

FORMAT was built according to the high Torus standard developed over the years, which means, among others: energy security based on two independent power lines, as well as UPSs and a high-power power generator; introducing 50 m3 of fresh air per person per hour (the highest value on the Tri-City market, significantly exceeding the norms) or the use of very precise F7 class filters that purify the air entering the building from pollutants.

In addition, as a result of industry consultations with HVAC specialists, Torus implemented modifications in air handling units – in combination with the use of UV-C lamps, the risk of pathogens from the exhaust air to the supply air was eliminated, while maintaining the efficiency of heat and moisture recovery at the current level. These solutions increase the level of comfort and safety, are also compatible with ecology and do not increase the level of operating costs.

The building has LEED pre-certificate at the Gold level, so it meets high environmental and health standards. It is also planned to obtain the “Object without Barriers” certificate, as a confirmation of its adaptation to the needs of disabled people.

The main tenant of the FORMAT office building will be ERGO Technology & Services. The company will move to a new headquarters in May this year. The new office will occupy an area of ​​nearly 6,000 sq m. sq m, is another important stage of its development and integration. Employees will gain a workplace in a perfect location, built to a high standard, offering many interestingly designed meeting places.

The FORMAT will also include a COLLAB. It is a proprietary concept of flexible spaces (serviced offices) signed by the Torus brand, on which the company has been working for several months, collecting interesting experiences on this market based on the NEON FLEX functioning in Alchemia. This solution will provide tenants with great flexibility in the selection of additional space, e.g. with periodically increased demand.
