The domestic supplier of comprehensive consulation services in the area of real estate and construction management, EDIFICE construction & consulting s.r.o., is behind the successful seven-month implementation of the general modification of the interiors in the four-star Hotel DUO in Prague 9, which, in spite of keeping the hotel fully operational, took place without any unnecessary complications or budget increases and in accordance with the specified time schedule. Hotel DUO belongs to the Jan Hotels group, together with the Růže a Old Inn hotels in Český Krumlov, and their operator is Bohemia Properties, a. s. The expenses for the reconstruction of a total of 3200 m2 of space reached 41 million CZK without DPH.
EDIFICE construction & consulting s.r.o. took up the role of the project manager, representing Bohemia Properties in meetings with suppliers from the beginning phase of their selection to the moment the reconstructed spaces were put into operation. It was responsible for project and price management, technical supervision and safety and health protection during the ongoing work.
“Just like for every project, it was necessary at the beginning to clearly specify the goals, to direct everything towards them and, whenever any deviation whatsoever from this path was possible, to find a solution that would best correspond to the set plan,” stated Project Manager Dalimil Laudát with regard to the project for the reconstruction of Hotel Duo, adding: “I am really glad that, in cooperation with all the designers and suppliers, it was such a success that the investor approached us with an offer to reconstruct two other hotels belonging to the Jan Hotels network in Český Krumlov.”
The implementation represented the complex exchange of all the surfaces, plumbing and interior fittings in 102 rooms with the hotel’s overall accommodation capacity of 650 rooms. The reconstruction of the hallways and the main kitchen on the 2nd storey took place at the same time.
“We took such a significant step, as the reconstruction of a hotel while keeping it operational surely is, after careful consideration. The needs of guests have changed considerably since the 1970s and 80s, plus there is heavy competition on the market. It is important to keep up with the times, otherwise you are not standing still, but going backwards. First we had a market survey done in order to determine what today’s guests actually prefer. Then we announced a tender for the project manager, who would implement the entire process, set up the project from the very beginning and resolve any unforeseen events that come up. We were extremly satisfied with the final selection, which ultimately went to EDIFICE construction & consulting s.r.o. Thanks to the good planning and flexible performance of the loud work, our guests only noticed the ongoing reconstruction to a minimum extent. In fact we are so satisfied with our partnership that we are planning on implementing the next phase of the reconstruction of Hotel DUO with EDIFICE in the 1st quarter of 2016. In fact this time we will be daring to do twice as many rooms as before and in one of them we will even be creating a luxurious presidential apartment. Another kitchen will also get its turn,” stated Eytan Goldman, the Managing Director of Bohemia Properties, a. s., who added that “negotiations are also currently underway about further cooperation with EDIFICE in our two hotels, Růže and Old Inn, in Český Krumlov. The plan calls for the complete reconstruction and the launch of a new concept of hotel meals market where the restaurant is divided into a buffet section and a section with service with an emphasis on local ingredients.”
