Futureal Group member HelloParks’ first 46,000 sqm warehouse is almost fully occupied

HelloParks Maglód’s first 46,000 sqm warehouse, which was built in just 6 months together with the connected road and utility system with an investment value of EUR 50 million, was handed over. The first phase is already operating with more than 80% occupancy and preparations for the next 45,000 sqm phase (MG3) have begun. The new building is planned to be handed over in Q4 2022.

In January, just shortly after that it has received the Excellent certificate for the Design Stage in BREEAM’s New Construction category, HelloParks Maglód’s first phase was handed over, and the preparations for the Post Construction certification has already started. With this, Futureal Group member HelloParks became the first industrial and logistics real estate developer in Hungary to build its facility according to the most complex sustainability and environmental criteria right from the design phase.

With the first big tenants moving into the 46,000 sqm completed unit, HelloParks Maglód first phase (MG1) is already operating with more than 80% occupancy and negotiations are underway for the remaining free space. Thus, in parallel with the lease, preparations for the next 45,000 sqm warehouse (MG3) have begun. The new building will also be built by Market Építő Zrt. and is scheduled to be handed over in the last quarter of 2022. New features compared to the first facility are the increased storage height with 11.7 meters and minimum leasable unit with 3,500 sqm, the comprehensive physical accessibility of the building and the re-use of rainwater. The investment value of the new phase is close to EUR 50 million.

HelloParks Maglód is located in the fastest-growing industrial zone of the eastern agglomeration of Budapest. The 46-hectare area where the company plans to develop more than 200,000 sqm of warehouse, light industrial and office space is located along the ring road M0, near the M4 and M5 motorways and the Budapest Airport.

The first 46,000 sqm warehouse was built by Market Építő Zrt. with an extremely fast, six-month implementation. A total of 250 people worked on the construction of the building and the connecting road and utility system: about 47,000 cubic meters of earth was excavated, 12,500 cubic meters of concrete and 375 tons of rebar were installed, and 27,500 sqm of paving was completed.

“The extremely short deadline for the implementation was the most challenging for us, but we also had to count with the shortage of building materials and the unrealistic and unpredictable increases in material prices. At the same time, I believe that we can deliver a high-quality work that satisfies all needs to the customer on time,” said Zoltán Jasper, Technical Director of Market Építő Zrt., in connection with the completion of the project.

“The MG1 is a huge achievement for HelloParks in every way, as we bought the area just over a year ago, followed by an extremely intensive development period of just six months, after which we were able to hand over the first logistics hall in the country to our tenants that met the requirements of the BREEAM New Construction category in Design Stage,” said Rudolf Nemes, CEO of HelloParks.

Further plans in Maglód:
In addition to the preparation of the MG3, further facilities are being designed and licensed to enable the company to meet existing and future needs as quickly as possible. In the meantime, HelloParks is constantly exploring the possibility of further expansion in the Budapest agglomeration and in the catchment area of large rural cities.

The megapark in Maglód is targeting logistics and urban distribution service providers, light industry manufacturers, assembly companies, but it can also serve tenants with special requirements.

The common feature of the completed unit and the planned four modern facilities, each with a floor space of 20-45,000 sqm, is that they will also meet the requirements of the BREEAM sustainability standard through smart solutions for energy efficiency and environmentally friendly operation targeting the highest level, just like the first building. Further environmentally conscious solution will be the solar park – planned to be located at the top of the buildings – that will be able to fully cover the energy needs of the facility’s offices, and the electric golf cart fleet that tenants can use in the completed park area. Leisure and community services will also be available in the liveable, people-centered logistics park to serve the recreation and the convenience of tenants.

HelloParks developments in Fót and Páty:
Futureal Group announced the launch of a new industrial and logistics real estate development and investment company called HelloParks in October 2020 with the aim of becoming a key player in the dynamically developing industry, first in Hungary and then in the Central and Eastern European region. Since, in just over a year, the company has successfully completed three acquisitions in Fót, Maglód and Páty. In parallel with the development in Maglód, construction work is underway in Fót, where one of the largest industrial and logistics centers in the country is being built on an area of 76 hectares, with a total of 330,000 sqm of warehouse and industrial space. Preparations for the first phase have also begun at the latest, 100 hectares Páty plot, purchased in June, where HelloParks plans to build 58,000 sqm modern warehouse and production area, and a total gross of 400,000 sqm leasable area in several phases.
