Geosan development launches the sale of apartments in the chamber project Benkova Rezidence

Geosan Development is launching a new residential project Benkova Rezidence in the residential area of Prague’s Chodov district. Two four-storey apartment buildings together offer 40 units in layouts from 1 + kk to 4 + kk. The residence stands out for its above-standard amenities with everything needed within walking distance. The developer has already obtained a final zoning decision and expects to obtain a building permit in the first quarter of next year.

“Benkova Rezidence is an intimate project with an emphasis on modern trends in housing. The houses are equipped with a central recuperation unit connected to all apartments, which improves the quality of the indoor environment. The roofs, in turn, are planted with greenery and thus contribute positively to the local microclimate. Most of the units include a private balcony, terrace or front garden and we are going to install front window blinds on the top floor. There will also be parking in the basement along with plenty of spacious cellars,” comments Jiří Baloun, Sales and Marketing Manager at Geosan Development. Other standards of the project include plastic windows in anthracite colour, doors with a height of 210 cm and floating or vinyl flooring along with large-format tiles.

“One of the dominant benefits we can currently offer our clients is the so-called deferred mortgage. It is not due to be closed until the end of 2025, with a subsidised fixed rate of 2.89% until 2027. This product is provided jointly with us by Stone & Belter. In practice, this means that the buyer pays only a reservation fee this year and, once planning permission is obtained early next year, a contract for future purchase is signed, at which time the customer makes a deposit of up to 15% incl. The additional payment of the purchase price of 85% incl. VAT will be paid only after the building is completed in early 2026,” explains Jiří Baloun and adds: “We are aware that the current situation on the residential market is unfavourable for those interested in owning their own homes and investors. However, we believe that mortgage interest rates will decrease again in the near future and our clients will have decent conditions in the future.

The residence will be built on the outskirts of a family residential area with unusually good civic amenities. In the immediate vicinity there are three primary schools, three kindergartens and a high school. The park at Chodska fortress with a disc golf course, outdoor gym and climbing frames for children are only a 2-minute walk away. In addition, the newly renovated Chodovská tvrz chateau hosts various cultural events for children and adults. Everything you need is available in the neighbourhood of the project: from a restaurant, bakery and café to tennis courts and a swimming pool to a wellness centre. In addition, the Westfield shopping centre and Chodov metro station are just a 10-minute walk away.
