Geosan Development unveils largest residential project near Petynka swimming pool

Geosan Development has launched its most ambitious project to date with the sale of the Re.Start Petynka apartment building, situated in a prime residential area of Prague 6, near the popular Břevnov and Hradčany districts. This significant development, located on long-unused land near the Petynka swimming pool, will feature 283 modern apartments across nine floors, catering to a wide range of buyers, from singles and young couples to families and investors.

The project offers a variety of apartment types, including cozy studio apartments, spacious family-friendly 4+kk units, luxurious duplexes, and penthouses. Specially designed 2+1 apartments, perfect for shared living or investment, are also part of the mix. The ground floor will host commercial spaces with shops and services, adding to the convenience of future residents. Ample underground parking will also be provided.

Construction of the Re.Start Petynka project is expected to begin early next year, with completion anticipated in late 2027. “Petynka is a hidden gem in Prague,” says Jiří Baloun, Sales and Marketing Manager at Geosan Development. “In the summer, it’s a hub of relaxation thanks to the well-known Petynka swimming pool. The surrounding residential districts, such as Břevnov and Střešovice, are among the most charming in Prague. The Re.Start Petynka project will offer future residents a peaceful retreat, allowing them to recharge after a busy day.”

The architectural design has been meticulously planned to integrate with its surroundings. “Our goal was to create a building that blends seamlessly with the local urban landscape, while offering modern living solutions,” says Ing. arch. Petr Housa, Senior Architect from CASUA studio. The design includes a green passageway connecting the street to the swimming pool area, enhancing the urban experience.

The apartment building will feature a variety of housing units, with the second floor dedicated to accommodation units, some with private green terraces. These units are designed to provide both comfort and investment potential, with a 21% VAT rate for those seeking a business opportunity.

The upper floors will house more traditional apartments, with large loggias offering generous outdoor space, particularly in corner units. The seventh floor will feature spacious 4-bedroom apartments with large terraces, offering stunning views of the city. The top two floors will be home to duplex apartments with terraces or green atriums, as well as four luxury penthouses, all with panoramic views, including vistas of Prague Castle.

“More than half of the units are 2+kk apartments, offering an ideal balance between space and affordability,” explains Baloun. “We’ve also introduced 2+1 apartments, which are perfect for shared living—whether for students or young professionals—making them an excellent investment option.”

To help potential buyers visualize their future homes, Geosan Development has created a virtual panoramic tour of three apartment layouts—2+kk, 3+kk, and duplex—available on the project’s website. Visitors to the sales center can also explore the project in a virtual reality application, including simulations of the daylight views from each unit.

The ground floor retail spaces will bring added convenience, with plans to attract a supermarket, café, and other services to the area. “We want to enhance the local amenities and create a vibrant community for residents,” adds Baloun.
