HanseMerkur Grundbesitz acquires SMART OFFICE in Düsseldorf from bema and ABG

The bema Group and the ABG Real Estate Group have sold the SMART OFFICE project at Düsseldorf Airport to HanseMerkur Grundbesitz AG. With the SMART OFFICE, a modern and highly attractive office building with around 14,400 sqm will be realized and will be given a new owner. It will be completed in a few months in late summer 2021.

The straight-line design by sop architects, Düsseldorf, provides for two H-shaped building wings with glass connecting elements. A five-storey structure is being built on the almost 10,000 square meter property in Airport City Düsseldorf, which provides a glimpse into the green inner courtyard. Thanks to flexible floor plans, all common office shapes can be implemented in the SMART OFFICE – from cell to open-plan offices to open-space concepts. The building has received a gold pre-certificate from the German Sustainable Building Council (DGNB) for sustainable planning and execution. The building is also certified for Wired Score Gold. Construction work started in September 2019.

A good year before completion, over 80 percent of the total of around 14,400 sqm of the office complex had already been let on a long-term basis. From September 2021, Deutsche Glasfaser, the third largest provider of broadband fiber optic networks, will rent around 4,100 sqm of office space. As early as spring 2020, the German sales company of the American Boston Scientific Corporation rented an area of ​​around 4,500 sqm together with 101 parking spaces. The entire 4th floor with around 3,000 sqm is rented to the Intersnack Group GmbH & Co. KG.
