Heimstaden Bostad AB, a subsidiary of Heimstaden, purchased 400 apartments from Dantex under the Aurora residential project located in Warsaw’s Włochy district. The contract provides for the turnkey handover of the apartments, therefore Heimstaden Bostad does not bear the risk associated with the implementation of the project itself. The works are to be completed in mid-2024.
The project is part of a very popular housing estate situated in an attractive location – the Warsaw district of Włochy. It is just 10 minutes from the city center, close to Aleje Jerozolimskie station and a large business center.
A total of 19,500 sqm will be available for rent, including studios, as well as apartments with one, two or three bedrooms. All premises will be finished and equipped in accordance with Heimstaden standards. The average area of the apartment will be 49 sqm.
“The Polish economy and the situation on the housing market constitute a strong investment basis for our projects. We believe that it will be the same in the coming years. We are happy to announce the purchase of high-quality apartments in a very attractive part of Warsaw, which will allow us to strengthen our presence in the capital,” said Stanislav Kubáček, managing director of the Heimstaden investment team in Eastern Europe.
Heimstaden Bostad has 4,400 apartments throughout Poland, including 2,600 in Warsaw. The premises are currently under construction and will be finished by local turnkey companies. The first of them (282) are to be delivered to tenants at the end of this year. The latest transaction will allow to respond to the challenges faced by Warsaw, which is experiencing a constant influx of new residents.
“Our approach and focus on customer needs allows us to create a unique offer based on the concept of the so-called Friendly Homes. All in line with our commitment to the Polish housing market and environmentally friendly solutions,” says Przemek Orchowicz, Head of Operations at Heimstaden.
“The transaction was concluded based on the forward funded formula, which, in relation to the current situation, enables the reduction of costs related to the implementation of the investment,” says Przemysław Pieniążek, Member of the Management Board of Dantex Sp. z o.o.
Heimstaden was advised on the transaction by: Arcadis, CBRE, Deloitte, Leach & McGuire and Dentons.
