Heimstaden continues to jump sharply for home repairs, revitalization and insulation in 2022. The largest domestic rental housing provider continues to meet the goal of investing heavily in its portfolio, which it publicly promised its tenants when the Scandinavian Heimstaden group entered the Czech market two years ago. The largest part of the record almost two and a half billion crowns will traditionally end up in 2022 for thermal insulation projects.
In 2022 alone, Heimstaden invests CZK 560 million in insulation, which is more than 200 million more than last year. “This is the most we have invested in reducing the energy performance of buildings. The pace at which we move is higher each year, which is in line with the Heimstaden Group’s commitment to reduce greenhouse gas emissions by at least 46 percent by 2030, in line with the Paris Agreement,” says Jan Rafaj, CEO of the Czech branch of Heimstaden.
The largest thermal insulation projects that the company will complete this year are in Slovenská street in Karviná (CZK 50 million), in Dr. Vaculík in Frýdek-Místek (CZK 30 million) and Resslova Street in Havířov (CZK 17 million).
Heimstaden is investing another CZK 52 million in Havířov-Šumbark in the complete transformation of houses in Anglická and Jarošova streets. The project, which has been running since 2020, is mainly changing the way of heating. Heimstaden replaces solid fuel stoves or local gas heaters with modern central boiler rooms. The investments concern a total of 6 houses, which will also be insulated. In addition, all 192 apartments in 24 entrances will be renovated. The houses in Slámov and Zvoníčková streets in Ostrava-Michálkovice will also undergo a complete reconstruction, as in Šumbark, including the construction of new distribution and boiler rooms. The expected investment is CZK 60 million.
Heimstaden will also continue the significant transformation of the Ostrava part of Kunčička. This year, it will repair another 3 houses with 30 apartments in a total volume of CZK 62 million. The revitalization of this area will run for at least another two years. The total investment in houses and the immediate vicinity will reach CZK 370 million, and Heimstaden will offer a total of 300 completely renovated apartments.
Heimstaden announced its intention to invest in locations with Finnish houses last year. In addition, the Heimstaden Group announced last year its ambition to stop heating coal by 2027 and to use more environmentally friendly heating methods. Heimstaden is currently planning to build two standard wooden buildings on vacant plots in Doubrava.
The project of friendly living for seniors in Havířov for almost CZK 50 million will also be completed. It will offer apartments for seniors who want to live at an affordable price in a barrier-free environment, where they will find privacy, their own greenery and a range of services. “Seniors are our very large tenant group. We want to send a clear message that we are here for them and that we clearly care about them as our clients. If the project is successful, we would like to build a similar style of living in the other cities where we operate, ”adds Jan Rafaj. Barrier-free living will offer 66 small apartments, which will be equipped with a kitchen with appliances and a shower in the bathroom. There will be safety features such as handrails, security buttons connected to the reception or smoke detectors. In one of the houses there will be a non-stop reception, a common room for meetings and also smaller non-residential premises for accompanying services (doctor, hairdresser, etc.). A social worker will regularly visit the clients.
Other investments planned in 2022:
Renovation of vacant apartments – CZK 775 million
Sanitary engineering and sewerage – CZK 122 million
Roofs – CZK 100 million
Elevators – CZK 43 million
