Hercesa Romania started, in May 2024, construction works on the first building of the last phase of the Vivenda Residencias project in the Titan area of Bucharest. The announcement comes one month after the start of works on the second building in the Stellaris Residencias project, which the company is developing in western Bucharest, near the Steaua stadium.
“Our strategy to develop our residential projects in stages allows us to support several sites in parallel, depending on the characteristics of the market at a specific time. The economic fundamentals, characterized today by stable interest rates with downward prospects and inflation on a descending trend, as well as the high demand for housing have determined us to start work on a new building in each residential project we currently have in our development portfolio”, said Romeo Ghica, Operations Manager at Hercesa Romania. “The increased demand for apartments in block D1, which we started building in May in Vivenda Residencias, has led us to launch sales also for the second and third stages of the last phase of the project, in which we have flexible products, which are adaptable to buyers’ requirements,” added Romeo Ghica.
Specifically, apartments with surfaces of 120 square meters can have 4 or 5 rooms, depending on the buyers’ needs. This flexibility is due to the fact that Hercesa Romania owns both the design and sales departments “in house”. The prices of apartments in block D vary between 93,000 euros plus VAT for a studio and 242,000 euros plus VAT for a 4 or 5-room apartment. The deadline for completion of the entire D building in Vivenda, with a total of 400 apartments, is the third quarter of 2026.
Block D of Vivenda Residencias is the first in Hercesa’s portfolio in Romania to benefit from centralized heating system connected to underfloor heating, thus eliminating apartment boilers. Another novelty is represented by the fact that all parking spaces are underground, the surface being reserved exclusively for the footprint of the building and green spaces.
In parallel, Hercesa Romania is building in Vivenda block L, a concept with only two apartments per floor, located next to Lidl supermarket, with a deadline for completion in September 2024 and comprising 80 apartments with 3 and 4 rooms, with total usable areas between 82 sqm and 115 sqm and prices starting from € 135,800 + VAT. In Stellaris Residencias, the company is working in parallel on two buildings, with 129 and 125 apartments respectively. The completion deadlines are the end of 2024 for the first building and the fourth quarter of 2025 for the second.
Hercesa Romania 20 years: 1,000 apartments delivered and 1,000 under construction/in preparation.
Hercesa has been present on the Romanian market since 2004 and has since delivered 1,000 apartments in the Vivenda Residencias project in the Titan area of Bucharest. In 2012, Hercesa Romania reopened Cismigiu Hotel, still in the company’s portfolio.
Currently, Hercesa Romania has under construction and in preparation 1,000 apartments in the projects Stellaris Residencias and Vivenda Residencias.
Stellaris Residencias is the second large-scale residential project developed by Hercesa Romania in Bucharest after Vivenda Residencias and will comprise a total of 4,500 apartments. The first phase of Stellaris Residencias involves an investment of 59 million euros, will be built in four stages and will comprise 482 apartments.
